Dog Barking Fine
I have a tenant on the 3rd floor of a building I live in and own (3 Family). The tenant has a small dog that does tend to bark allot I guess when she's not at home during the day. My neighbor's tenant, who lives in the adjacent attached house next store, has left my tenant a bunch of notes basically saying that he works at home during the day and is unnerved by the dog's barking all day. Basically now my neighbor is now threatening to call 311 and saying that I would be subjected to fines if something is not done about the dog. I’m not sure what my neighbor expects me to do honestly (I mean I’ve tried reasoning with the beast )? No one else complains about my tenant and her dog. She’s quiet and pays her rent on time. My neighbor was implying that I should evict her which I would nevert do. But I’m just wondering what if any fines I could be subjected to? The dog never barks at night. And it doesn’t bark continuouslly. I think my neighbor is just over reacting honestly. Thanks for advice.

Bathrooms not on CO
I own a multi-family house that I purchased a couple of years back. The house has three bathrooms that are not on the building's CO. There are two one family units that each have one bathroom that isn't on the CO. The basement also has a bathroom that is not on the CO.
I was just wondering how much trouble could I possibly get into if the city were to find out about them? Also would it be a big deal to actually get them on the CO?

I actually think it's a decent location. That stretch of Nassau is a nice quiet residential part of Greenpoint and it's only a block from the park. I also have no problem walking 10 minutes to the subway though.

No more then 15 Orestes to Graham. I live on Morgan between same streets and it takes me about 12-13 to get to the Graham ave stop. I walk pretty fast though.

This is a good area of Greenpoint. Quiet and residential. About an 8 minutes to the G and maybe 13-15 walk to the L.

This place is great. Great coffee and food. I've been going there for years. There have been times where it's been a bit inconsistent but overall it's a good experience.
Blocks and blocks and blocks? I wouldn't go that nuts Wine Lover. Part of Greenpoint's charm is it's lack of it.

I posted some apartments for rent recently in Greenpoint. I was struck by how many people were calling that were currently renting in Bushwick and seemed desperate to get out of the neighborhood for various reasons (unsafe, unclean, noisey). A couple from BedStuy also but more from Bushwick.

DH there aren't many or any really nice stretches of Greenpoint Avenue. It's right around the corner of what some consider the most desirable section I guess (Franklin Avenue and Historical District). I guess it would be considered extremely desirable if they ever build those parks on the waterfront as they planned. It's still allot of scratch though.

Oh give me a break Cobblehiller. The poor girl has been prevented from participating in the graduation (cry me a river..)
It would be inappropriate for Harvard to let this girl walk in a graduation ceremony if she was somehow involved with the people who were responsible with this horrible crime. She hasn't been legally charged with any crime but that doesn't mean that she wasn't friends with the murderer or played some part in the whole incident. Let Harvard get it sorted out before you and all the other bleeding libs make this girl the victim of this incident. I'm sure no one would give a rats ass if the person suspended was some rich white kid trustafarian type.

Why so much sympathy for the people who knew the murderer (and may have in fact played some kind of role in the killing, like letting the murderer into the building) and not the person who was actually murdered?

We didn't go the FHA route (we were able to muster up the 10%, rolled the closing costs onto the loan and didn't have to pay PMI insurance because of a 2nd mortgage). I have a friend who is in the process of closing on a 2 family in Greenpoint and the loan is FHA. I don't think he is putting more then 3% down though (which is less then 20K). There are limits for FHA loans too (I think for a 3 fam it's about a million). Talk with any mortage broker about the FHA process (Adam Dahill who is on this site frequently is good). He can give you a good idea about how much of a mortgage you can qualify for.

Quit bellyaching quikazoid and come up with a plan. It is possible. But like most things in life it doesn't come easy nor will it be handed to you (you're also not entitled to it). My wife and I purchased a 3 family house in Greenpoint Brooklyn at the height of the bubble at the time we were making a hair less then 100K. We were able to save up the 10% down payment by living in a studio and "enjoying" a pretty austere lfestyle for 4 or 5 years. Minor lifestyle adjustments helped (ie. elimenating my 200 a week bar habit and brown baggin my lunch every day). It's possible even with less money down if you go the FHA route.

Great story and am glad you got through it unharmed. I really do find it hard to believe that you couldn't ID the guy when it just happened 10 minutes prior.

Mopar I like Greenpoint allot. I like it much better then Billyburg. Comparing it to Park Slope though? It is less pretentious and more gritty that's for sure.

lechacal. The fed is doing it already, they're purchasing MBS. I guess you think that's a bad idea as well? I don't pretend to be smart enough to know the solution honestly. I understand where you're coming from with your argument though(doesn't mean I agree with it). What's so bad about creating an artificial floor and let inflation catch up to prices? We're already artificially propping up banks, auto companies, etc..

If the government comes out with a decent package that not only rewards people having trouble with their mortgages (for whatever the reason), but maybe a way to keep interest rates low (under 5%) and enable people to re-finance with less then 20% equity by waiving the PMI insurance requirement (basically the government would guarantee these mortgages). Cramer (who I think is somewhat of a knucklehead) came out with an idea that the goverment should start offering 40 year 4% mortgages to everyone (not only people having problems making payments). I think this is a great idea. You finally might see a floor under real estate, not to mention all the benefit to the economy, think of all the money it would put in people's pockets if they were able to re-finance at a rate that low.

Hey Funstraw. Anything that basically is in good enough condition to use and that isn't new. A worn out look would be nice. I have a brick wall that's old and don't want to put new bricks in the middle of it. I would like them by the weekend if that's possible. Thanks again.

GKW men are more often the victims of muggings then women? Do you have any stats to back that up (I'm not saying you're wrong but I just find that odd).
I just googled it out of curiosity and the only thing I could come up with was Park Slope. From the article.
"circulated via the Park Slope Parents Group that says some serial muggers seem to be hard at work in Park Slope and are targeting women."
It also mentions that crime was up 33% in January 08 in the Slope.

Ditto she was probably fine you are correct but it's still not smart to do. I grew up in NYC. Maybe because I came of age during the 80s when crime was really bad. But that's something someone who grew up here with any kind of brains in their head would not do (especially female). You try to decrease your odds (within reason of course) of something happening to you in life.

11217 you have such a Park Slope bias it's disgusting. I guess everyone is leaving Manhattan and anywhere else for that matter for the greener pastures of ParkSlope right? You wrote the same BS stuff yesterday about Manhattan. "I suspect that people who live in Manhattan are really getting sick of it and will eventually realize that the best place to live in the city is PARK SLOPE..". Or something to that effect.
One of the big reasons that crime is going up is that there has been such a high demand for rentals and "prime" Williamsburg is ridiculously expensive that "hipsters" are renting more and more on the fringes of Prime Williamsburg (these parts that you've dubbed "less cohesive"). They're easy targets for the locals. You also have the normal issues of encroachment/displacement that cause obvious tensions. Just last night I was driving down a desolate portion of Greenpoint by the factories and some dopey hispter chick is walking on this dark deserted street alone (at about 1130). I mean what was she thinking? I had a problem driving down the street. People just need to use their heads. Also I've read that the majority of those crimes are car break-ins (for GPS systems and whatnot). When neighborhoods start doing better there are more targets.
Also it's a gentrifying neigborhood of course it's not going to be "cohesive".

Average price down 11% and median price down 5.5% in one month. That's a pretty sever drop.

I've walked by that Lorimer street house before. It's a nice quiet street and very close to the subway. I really like that house and think that Greenpoint has allot of upside potential in general.

I'm kind of shocked by that Greenpoint house. It's not in the historic district but the location is good though. On the border of Williamsburg and Greenpoint.
From the outside it looks like it needs work too, but who knows what the inside looks like. If you lived in the 1st floor you could probably collect 4500 for the 2nd and 3rd floor combined. I guess you're mortgage wouldn't be that much higher then that based on however much you put down.
