Rent Stabilized/Controlled
how can i find out if a building is rent controlled or stabilized?
Author's Comments
i just read this thread and i dont understand why 11217 and brickoven are "fighting" about?
but whatever
fort greene is not really fringe tho unless u talking about north of the park or clinton hill (which some think is fort greene). unless u believe any area where non whites live or can be seen must be fringe, in which case brickoven is right.
it may be fringe in 2-3 yrs but not yet at least
in 2-3 yrs NYC could be fringe! i do miss the old days of 2 murders a day on average in times sq....
not

it was a nice house in fg on a nice street - not too surprising. i am a little surprised that houses seem to be trading at a decent clip.

its probably a contractor renovating a brownstone somewhere not too far that needed a gate for the reno. happens... when i wanted a new gate for my reno, i was asked what kind i wanted and presto, i had something similar to my wish soon after. wouldnt surprise me if it was ripped off some bed sty house...
same for the iron fencing stuff too...

ill get flamed again but this is fringe guys
paying 1+mm for this pup is not advised.
good luck.
east of washington = fringe
border with bedsty and clinton hill...
but i dont like clinton hill either but at least it isnt as scary.

havent been yet but i do likes myself some couscous!
decent place w/ kids or not?
dave - scopello is just ok - cafe e vino on dekalb is much much better i think.
agree that smith and court have better restaurants but fort greene restaurants are probably more laid back/homely/cheaper/friendly....
as for the transportation- yes atlantic terminal + dekalb q/b = best in brooklyn.
i think fg has great value - as for the school comment - i dont think any school in nyc is worthwhile, even the "good" publics...

mmmm
i know pshark says its 16.67 wide but it seems wider to me.
anyhow - i live in a 16.67 wide and its plenty space for me and my fam. 2 bedrooms+1bath/floor for 3rd/4th floors is fine.
ill check tomorrow the width - that is surprising me

2 quick comments
this block is 10x better than washington ave if not 20x better but
500k for a good reno is way way way too low given the damage - even 750k is probably a push but then again all those contractors are probably starving for work so never say never...
the house could be 18 wide but since a gut is needed, 18 is a still enough to create better space than the typical brownstone layout and it is definitely enough for a 1 fam or even 1 + triplex layout.
anyhow - im really curious as to the byr cause it did sell pretty quickly

thats a great price - its practically a shell and in need of major structural work but god bless the estate.
to the earlier comment - no shooting there just an old owner that recently died.

hard to believe the st james house sold for 1.9mm - either typo or fraud. but who knows..
seriously - im long a house in the bk so would love it to be true but just doesnt make sense.

my bad - confused with the other dude. amzi is the cabbie story dude who considers ft greene and ch and bed sty as one.
cute house but i think a tad too high - prob 800-850 does it but "not finished" leads to many questions. they prob will start cutting corners if someone engages them.
good luck all.

nyc87 - the wasder crack smoker wants to believe his clinton hill property is worth something hence has to believe that this house was once (or now) worth 1.75mm.....
As you may also know he also thinks clinton hill was or is more desirable than fort greene since he once had to tell a cabbie sometime in the 90s that he lived in clinton hill instead of fort greene in order to get dropped off from the city....
**sigh**
i usually thing of myself as a kind people person but... anyway... i do think 11217 is somewhat level headed though

there must be something wrong with the 298 lafayette print. (fraud / stupidity or whatever) that address is fring-er.
and to wasder - i have small kids and would not want to live on st james.... ever .... prefer fort greene hands down.
and Amzi Hill is just a plain liar about his having to lie to cabbies to get taken to brooklyn. Completely moronic. "Consider bedsty/clinton hill and ft greene" to be one?? wow.....
anyhow im done for now - this is just sad. But back to the house, seems cute but no pics of bathrooms/kitchen??? 1.25m max and even with that i pity the buyer... but not as retarded as asking. but i just cant fathom someone (with a brain) checking out the place, then walking around (especially fulton over there) and deciding its a good buy....

getaclue should get one
clinton hill is fringe today, last year, and 10 yrs ago.

this area is 100% fringe
the G train is not a desirable train to be close to
and the C is just ok.
i agree with 11217

there were some 3+mm transactions in fg - i can think of at least 2 of them. 1 on wash park and 1 on south portland. probably were more.
