How to fix a loud fridge fan?

Currently I have tenants complaining the refrigerator in their apartment has a fan that is too loud. It's an old, used no-name fridge probably from ten years or so ago, but works fine otherwise. I don't have the slightest idea who to call or how to service it. Any suggestions? Thanks!

Extra Hardiplank for sale

Hey!

Just finished renovating my house with the new Artisan luxury line Hardiplank. It's more solid, and thicker than the normal hardipank.

Probably enough left over to cover one side of another 4-story house. $1200 OBO. It's unpainted.

Sounds like she has a mental disorder. If you are as great as a landlord as it sounds like you are, you will have no trouble finding a new tenant. Don't renew her lease.

I agree, but don't feel like you are being taken advantage of. The higher floor always commands greater rent than a lower floor, even with the same floor plan. Check out pricing on any condo for sale or rent - they all have the same floor plan and the higher you go the pricier it gets. You get better views and the top floor doesn't hear footsteps all day. Maybe not worth 12% to you, but it can be worth it for others.

I used this service to stop previous tenants junk mail from clogging my boxes. I know it as Green Dimes but it looks like they are going through a rebranding and also changed their service a bit. I'd say it's about 85% effective, which is better than nothing. http://mailstopper.tonic.com/

I lived next door to this place for a couple years. The block is quiet. Real quiet. And you always have parking.

That said, nothing much going on. It's safe, friendly, and ok place to live. You just have to walk an extra block or two to get to the amenities of Ft. Greene/Clinton Hill.

A bike ride gets you anywhere real quick from here: Dumbo, Manhattan, parks. It's a row of brownstones on this street and no warehouses. One auto repair type place though at the end of the block on Flushing.

I think the BQE thing is a bigger deal to people on this website than in reality. Rentals on this block are steady. Some of the house are in bad shape, but usually that's because they are owner occupied for 30+ years. It's a great block in terms to vicinity of the park and to other excellent Ft.Greene amenities. The trek to the subway is about 12-15 minutes which is a turn-off to some people. I live on this block and don't even notice the noise of the BQE, both before and after putting in double-paned windows. Plus the BQE makes excellent free parking to those who have cars and wish to park underneath it like I do.

Those who live in the neighborhood bid much higher than it's worth, those who don't bid lower than they think it's worth. There's moral hazard with it in respect to increasing your own neighborhood's price.

No. However, there are brokers and many online services which offer FSBO sellers the option of listing their property in their local MLS database by paying a flat fee or another non-traditional compensation method.

The MLS (Multiple Listing Service) would show you what company indeed has the listing, and who to contact (as a buyer or a broker) to look at the property. It confirms the listing to everyone.

Also, it reduces the need to go to 10 different agents to see a house. You can go to one and they will have a source for every house for sale in the whole city.

The landlord is running a business. His business expenses (mortgage, utilities, etc) have most likely gone up, so his fee for services (providing a house) have gone up.

Don't take it personally. He can easily find a replacement that can pay that amount, and be on time each month, and probably walk his dog too. You don't hold any bargaining chips.

Yes, it could be ugly but you cant live in fear. Presumably, you vetted the tenant and she has assets and a job. Further, she wont want to be on the blacklist.
