need advice
we will be renting a 1 bdrm in clinton hill (willougbby/washington). i would rather not use a broker just because i think it's crazy for someone to pay so much $. my question is how much to charge for rent? i see 1 bdrms range from 1100-2000. facts about ours: ground floor, sep entrance, all brand new, totally renovated, stainless steel appls, incld dishwasher, a/c provided. tenant pays elec only. advice on what to charge for rent?

post it on places like fgkidslist@yahoo, i'm sure park slope has one too, stuff like that. there are always people looking for apts on those lists. we rented our one bedroom in clinton hill to the first couple who looked at it. their friend mentioned they were looking for an apt, i responded and viola! done deal. rented in one week.

Francisco, he works for the parks dept. he did our front yard (cleaned up, planted a few new trees, etc.) and the neighbors liked him so much he did work for two of them. he shows up when he says, cleans up after he is done, goes the extra mile, plus reasonable prices.

Our old frame needed front and back facade completely redone. Old- torn off, insulation installed, all new windows, new stoop with iron railings (actually covered old cement stoop with precast whatever they are called). Choose cedar, about $50-60k, can't remember exactly but def in that range. For us it meant not coming home to one of the ugliest houses ever (what we could afford) and it improved our feelings about the house. The inside was livable and we do one floor at a time. We did however do the basement right after the facade for all the reasons stated about, it's just for storage, no bath, not planning on using it for anything else. Now the cosmetics, always a work in progress. Good luck!

We've always had to up the security deposit when the rent went up. Totally normal. Not sure if I'd do it to my tenants now, will depend on what kind of tenants they are, but nothing to worry about.

no kids but ps 11 on waverly in clinton hill is supposed to be pretty good. many parents in the neighborhood like it. post on fgkidslist.yahoo, lots of school/kid info. my sister uses it regularly.

looks better in person, and the new pratt building being built on myrtle, as well as the too high building going up between hall and washington, should bring, hopefully, more retail to the area

I was told a two family is always more than a family and was quoted a rate of 5.75%. Is the rate of 4.875% for a two family? What about closing costs? Only asking because we were told they would be quite high from two different banks.

when we bought our house i would sit at my desk at work having palpitations. seriously, it was that bad. it wasn't that we were overextended (that much anyway) but the thought of having that much debt was making me physically ill. thank god it was short lived, i talked myself through it (the valium helped) and five years later we are happy we did it. number one thing to remember-there will always be something that needs to be done-take it slow and don't try to get everything done right away. the house isn't going anywhere. enjoy!

I am not defendng the brokers action. The op has to think how to deal with the problem to get past it and feel ok.
Being petty isn't going to help. It is going to prolong it and your goal gets lost.

I'd be sure to keep very careful documentation of your interactions w/ her in case she does pursue it. Diary entries w/ details, recorded phone calls, saved emails & the like will help support any arguments you may have to make later.

I don't think you read the original post. Wrong side of Brooklyn? Ouija board? I called the agent crazy because of the legitimately crazy behavior described by the OP.
To clarify: you suggested suing because the broker cost the OP time and money by behaving negligently.
In order to do that, the OP would have to inflame an already ridiculous situation, in which this broker is calling him off the hook and threatening to sue him.
I stand by my assessment that this would be mean (better to pity the crazy lady than attempt to game her) and fruitless (no sense fighting with a crazy person)

I really appreciate everyone's advice!
I have saved the text messages from her, and now that I feel confident that this lady has no leg to stand on, I'm basically just hoping she goes away. I have a feeling she may have been trying to scare me to extort some money (I guess that seems obvious now). I also imagine there are probably "honest" and "helpful" brokers for rental apartments out there. However, just because this is the worst experience I've had, it's not the only bad one.

correctionfluid- she has no case. You signed nothing and she didn't get back to you in a timely manner. In addition to that, the powner posted the property with a second broker so they had no exclsive contract. I agree with vanburenproud- this person is not worth egaging because she is so obviously crazier and far more vindictive than you could ever hope to be. but defending yourself is not engaging and if she keeps harassing you, go to the police and speak to a lawyer, and the REB.
