Shower Advice Needed Urgently
We are going to start building a shower in our bathroom on Monday - a walk in shower with the shower draining out on the tiled floor. Some people we know who have done plumbing and bathroom remodeling work for others are going to help us. They told us they have done this before. However now Im not so certain. Can someone tell me what you put on the bottom of the shower - would wonderboard work ? Thanks !

Adding Floor of Glass & Light
-We intend to build an extension on the roof - possibly a floor and a half on a 20x45 structure, 3 stry house.
-We would set the extension a bit back from the front, so it is not so visible from the street.
- We would like lots of glass and light. V. modern in feel
- We would consider putting only rooms in the extension - without plumbing. However I would like to have an idea of what it would cost to have a small bathroom (toilet sink and shower), directly above 3rd floor bathroom. Would this be significantly more expensive ?
- Any idea of (1) who/architect has done this and (2) how much such an enterprise might cost ?
Any recommendations would be helpful
(My husband thinks that kits may be available, though I am doubtful)....
Shower pan builder needed
We would like to build a frameless shower in our bathroom. We may have to move some plumbing around. Does anyone have recommendations for someone to do this - starting with building the pan (the glass co would install it) ? Would it be a plumber ? How much should this cost ? Thanks

Homeown insur. going up(again) !
We have a 3 story (ground floor, 2 more floors above , brick)house in 11216 CHN. When we first purchased our home in 2007 we got our home owners insurance through Travellers. It was really expensive - well over 4000 a year. Then following advice of a Broker we switched to another company. They started charging us about 110 USD a month, then mid way in our first year it escalated to 188 USD a month (and it was not optional). Now we have received a renewal for the next year, and it will be approx 250 USD a month or 2,926 USD a year. This includes Dwelling 740,000 Other structures 74,000 personal property 518,000 personal liability each occurance 300,000. Contents replacement costs. Is this right ?
Can anyone recommend another company and pronto ! THANK YOU

Rec John Livingston Plumbing
Our heat and hot water went off sometime yesterday early morning. We researched Brownstoner site and called John Livingston, who was recommended (9 Dec 2008), and I can only do the same. They came about 2 hrs after our "emergency" call, solved the problem and were reasonably priced. They seemed like nice guys too - telling us that we don't need to "go spend alot of money in these here difficult times" Amen to that !

Pine 4 inch planks needed 7x5 ft
We recently uncovered plywood in hallway to find that underneath, part of subfloor consists of old pine planks and part (approx 7x5 ft) is plywood. We would like to sand and finish the planks, as we've done elsewhere in the house. However where do you find old pine 4 inch planks? Does anyone have any they would like to get rid of (or sell)....Is it possible to use new pine planks and refinish them. We hope to do this within the next 10 days while Father in Law is visiting to supervise the work during the day, so anyone with planks immediately available would be much appreciated ! Poly recs for high traffic area
After removing plywood from our front hallway entrance this week, we discovered we had rather nice pine planks as a subfloor. I am posting a picture of the planks which have now been sanded and have one coat of a sealer. Now we need to apply poly tomorrow. I am not sure how many coats and what type of poly to use in this very high traffic area. Any suggestions ? We dont want to have a "glossy" finish, but I understand that sometimes glossy can work well as a first coat. Also water or oil based ? We have to get the poly tomorrow. Thank !...

7x5 ft of old pine planks needed

An architect in Brooklyn could do REALLY good business with pre-fab additions (nice ones!). there are quite popular in the UK. It shouldn't have to cost sooo much. See UK example. We would love to do one too if we find the rt architect...See link below for beautiful pre fab extensions

Yes Franklin Park beer garden off Franklin at St Johns is great
The best bodega is on Franklin and St Johns, lots of organic stuff, good veggies, etc
Bombay Masala on Franklin btw Prospect and St Marks has great Indian. good take out
The "Disount Liquors" store next to Bombay Masala is actually an excellent and somewhat new wine shop. You wouldnt know it from the outside though
Lily and Fig on Franklin is a nice new pastry shop - but they need to offer more than black coffee in order to get more serious business. I mean, how many pieces of cake can you eat in a week ?
Glass shop on Classon is an EXCELLENT place for using wifi and had the best cappuccino there in a long time. Good place to linger, esp outside in back
Chevellas, also on Classon, has pretty good Mexican food
Udom Thai off Washington, has great Thai Food, can order in 7186228424 (just ordered myself)
Theres also a great Sushi place down Franklin towards Dean, and an even better one on Washington (dont know names)
Of course there is Bristens cafe on Franklin too - they may v. good cappuccinos and use Illy coffee, Ive seen people having what looked like v good brunch (waffles, etc) The paninis are good.

Little kids like to run. It is not natural for kids not to run, skip, jump etc. Its the sign of a happy child. If you really cannot stand it I think you will have to move - maybe to the top floor next time ? I also do not think that carpeting will make a huge difference, based on my own experience....

Brooklynista - beware of TSC direct. They upped our HO insurance halfway through year one - by a substantial amount. Then it increased substantial again for year 2 . We are now in the process of switching, as we are now over insured. I hope you have better luck with them then we did

Yes you can find such a place in Crown Heights. I love it ! I dont know about Fort Green however. Much more expensive...You'll get more bang for your buck in a few years in Crown Heights North.

Its only 2 months more. Why give yourself and everyone all of the hassle. Do you really want to deal with lawyers over this ? There goes another 1,000 USD....You will surely find another apt in 2 months time. Also correctly noted by Puntnamdenizen that you may really have a hard time renting if you break your lease. I know from experience (tenant side).

I have previously recommended Bill on this site. He built our stairs from the 2nd to 3rd floors and did an EXCELLENT job. We received quotes from others that were twice the price. He came on time and did the job in less time than expected. I was amazed. No one had ever shown up on time (in my experience) in Brooklyn to do work on our house, clean up, and finish early ! Unheard of. Tell him his "neighbors" on Prospect recommended him. In fact I tried to call him last week for another job (not stairs) - but he seems very busy. That would be my only complaint - he's so busy he's hard to catch sometimes. That's a very good sign indeed...

You can renovate a kitchen for less than 20 k. Of course you can. We put in an Ikea kitchen where there used to be a bathroom for maybe 3,000. Still have some backsplash tiling to do, but otherwise it works well for us ! You sound like you cannot afford high end renos - neither could we. We also work full time, have 2 kids and have no time to reno ourselves . We used locals and craftsmanship may not have been always great, but well worth the $ saved....

Even friends of mine in Prospect Heights in multifamily buildings have similar problems...Right off St Johns and Franklin you have the very hip and happening bar "Franklin Park" (full of all sorts of people - but mostly white people) continue down Franklin and you will find a new bakery and tea shop "Lily and Fig" which will soon open, a new pizza parlour, a new Indian restaurant which opened a year ago, and new wine store (opened a year ago) with more than 500 types of Spanish wines, among others. I know people who have recently moved from Italy, japan, Germany UK, and elswhere in the US to settle in CH North in the last 4 years. This area is just getting better. Note that these are people who are here for the long haul - not just for 2-3 years. We welcome change while embracing the local community. And when I say the local community - it is full of wonderful afro-caribben people who actually own their homes and care about their community. So please now that the NEWBIES will not move on. We are here to stay. As someone said, if I need a good cheese, I go with my car to Fairway, Park Slope or order from Fresh Direct. It is no big deal really....

Miss Muffett, if you had bought a 4 storey house in 2002 and sold it in 2007, as my cousins did, you would have walked away with 500,000 USD. What are you waiting for ? Laughter...if you find something you love, and know it is your home, negotiate hard and make an offer. Dont wait. Just pls dont go for an apt. with that kinda of money Get a house. You will regret it one day.

Why look for an apartment when for the same money you can get a house ? Frankly I dont get the maintance fee business. I'd rather "maintain" my house and now exactly where my money is going (into equity). Im not sure if you are a young couple or not. If you are planning to have children, believe me you will outgrow that second bedroom as soon as the child starts to walk - wait until the grandparents and other guests start to spend the weekend with you...a house is the way to go. With 120 thousand you can easily get a place in Crown Heights North and have some money left over for renovations. I would look closer to Franklin. There are some beautiful 4 storey houses there that are in the 800,000+ range. And this area is changing fast. Park Slope is great in my opinion, IF you managed to buy 10-15 years ago. If I were to buy in Park Slope now, frankly I'd feel like a "sucker" - that is someone else would have made alot of money off of me ! If youre in for the medium term CHN is the way to go.

If CG is becoming more French, Crown Heights and Prospect Heights is becoming more German. I know of 6 German or half German couples with children in these areas alone. And these are the ones that I know, I've heard there are many more.....

Sorry to put it bluntly, but alot of new people in CHN have payed 700,000 upwards for their houses....The kids go to private schools, we shop in the neighborhood, we shop elsewhere as well. Fairway trucks are a frequent sight. AND as you know, BEDFORD IS VERY CLOSE TO THE CHN/PROSPECT HEIGHTS BORDER (2 streets - Bedford to Franklin to Classon). So do you think that the homeless and drug intake persons will be confined to CHN and not wander into Prospect Heights too ? (where houses go for 1.5 million a few streets over from us ). All those kids renting at the Jewish hospital on Prospect Pl should be concerned too. Frankly Im tired of officials dumping their social problems on parts of the city that are already saturated with "challenges" shall we say. This neighborhood is just getting better and the City wants to put the ghetto back into CHN and Prospect Heights - take us back 10 years ! There must be another solution. In fact I know of a homeless type shelter right on 24th and Lexington. Somehow those who are homeless manage to get their coffees just fine....We all must share the burden we all must do our part, personally and collectively to improve the lives of people who are marginalised. But some areas feel all of the burden, while others feel nothing at all.

Yes OP I think you handled it well. However given that heating/electric etc bills have only gone up, I probably would not have reduced rent (if it is price fairly) as well. Also this is a bad time to look for new renters, I would only sign contracts that begin and end in the summer months - no later than Sept. It would probably have been a totally different scenario for the owners if your lease ended in May, for example......

What are the perameters of Fort Green ? I am still not certain.
Frankly I must save that I am very happy in Crown Heights North. I live near Franklin Ave, thus close to the Park, The Museum, the Brooklyn Conservatory of Music where my child takes classes, we have a new wine shop on Franklin btw Prospect and St Marks place with an EXCELLENT selection of wines from around the world (although you would not know it because the sign outside still says "Discount Liquors...." I love the people on my block and the fact that I know my neighbors. Fresh Direct even started delivering (though the did not only 1.5 years ago). Franklin Park has been a wonderful addition to the neighborhood, though we could use more neighborhood bars and cafes and restaurnts. How I wish we had a Cafe Luxembourg type place nearby to get a good martibi and steak au poivre!!!...And I think we have excellent transportation opptions - the express 2-3 or 4-5 into Manhattan. Crown Heights North is just getting better and better....

Call Bill at Circular Stairs. We had stairs coming out of our wall and in 1 day he made them level and put in an entire new staircase. I called Soxco and was quoted 6000 while Bill was less than half the price. We are very happy with his work. We chose to go with a pine staircase by the way. I cannot tell you how please we were. Bills tel is 718 218 9051. He has been busy lately, but will eventually get back to you (I had to call 2-3 times before I got him)...

Yes Yes. We had the same problem. Stairs were coming out the the grooves (if that's what it is called). The old carpet was holding it all together. We called a high end company often referenced on the site and they quoted us 6,000 for one staircase. Im sure they would do a good job but we didnt have that kinda cash. Then I called Bill from Circular Stairs - who was also mentioned on this site and boy I was surprised. Not only did he quote less than half of the price of the other guys, but he said he could do it in 1.5 days. I didnt believe him. Then you can imagine my shock when not only did he show up on time with a crew to do the stairs the morning he was supposed to (unheard of in Brooklyn) but they finished and did an excellent job in 1 full day (btw 930 and 430pm) Tell his new friends on prospect place refered you. His number is 718 218 9051. Note it was hard to catch up with him at first, but well worth it !

Rents have not gone down Elizabeth. They have gone up ! As a landloard , with the high prices of gas, eletricity, rising property taxes, we may also go up a bit more than usual next year...good luck.

OP: Thanks for the advice everyone. I agree we need to be clearer about the consequences with her. However is month to month really in the interest of the landlord ? Based on other posts here I think it isnt. For example, what if she decides to move in Dec (an awful month to rent). I am thinking that she either signs a new lease or we give her 30 days notice (if not more) and inform we will be showing the apt to rent for a year as of 1 Sept......

No name is on file in the deed etc. Im not sure how to find out who the players were in this case...I will certainly begin to take the fotos. I think it is good to be prepared for all scenarios, for this reason I want to be as prepared as possible.

There's a new technology out that uses a material that is cut to fit and then the joints are taped similar to wallboard joints. It works so well that you could run the water right on top of it without tile!!!
It's an orange color material and you can find it on the This Old House website somewhere. It's also been featured on Ask this Old House.
Otherwise get a prefab copper or rubber liner installed PROFESSIONALLY.

I agree that penny rounds are very difficult to install. If you don't mind going with a black grout, I remember reading something about a grout dye. That might be a solution instead of ripping it out.

That's just lack of attention to detail. People are giving the contractor too much slack. Yes it is more difficult to install these types of tiles, but not very hard (I've done mini hex tiles myself in an area this size). It's such a small area too. Need's to be pulled up and redone.

I bought one of those rather expensive shower bases recently Home Depot sells that are meant to be tiled over. It was made of a plastic membrane and was much lighter than I'd expected. It hasn't leaked so far . . . time will tell.
