as an old painting contractor i can tell you that this is the toughest task to win. pine's like a sponge and boards vary piece by piece. best advice i can give is to pick something much lighter than what you "think" you want and repeat the applications until you are happy with the results. or, take a piece to a benjamin-moore outlet and let them do some sample patches for you.
if those were my floors, i wouldn't stain. i'd use a colored wax, apply, buff, reapply and rebuff. age, light will darken the floors no matter what you do up front.

as an ex-painting contractor, i'd strongly suggest you really clean the floors first . . . i said CLEAN . . . then cover, tape off. paint the walls, uncover the floors and then sand and poly. paint first, refinish next. and leave some extra paint for the mouldings along the floor. they're bound to get zonked a bit here and there in the refinishing.

i highly recommend steve cappella of first allied. he worked like a beaver and got me incredible results, the best of which secured my new home.

If possible, avoid staining floors. One reason is because stain also seals and makes it more difficult for the finish to adhere to the wood. Stained floors tend to be more prone to scratching and abrasion.

Another reason is that if you don't stain it's much easier to do spot repairs later without the sandpaper tearing into the stain. This is especially true if you use a finish like Waterlox or shellac. But even with oil-modified urethane you still have the option of lightly screening the floor every few years and laying down another coat or two of urethane without having to sand down to bare wood again.

I have to say that we are doing some new floors (but made out of old pine) from Carlisle. they have amazing custom stains and then you finish the floor with tongue oil (sp?) I have to say that they are incredibly helpful on the phone. I would definitely check out their website and talk to them about their products.

Why not keep your opinion to yourself if you are not interested in the fixtures. Man, who cares if you think they are ugly, really.

I would highly advise using tung oil on pine floors as it will harden inside the wood, thus contributing to the overall hardness of the finish. Sutherland welles is the best and the dye is added to the tung oil to create your own colour. As an alternative, stains can be mixed to match your sample at Abbott paint & varnish just like paint colors are matched at a home center. You will need to provide a raw sample of the wood that you want to stain as well as a sample color.
