I frankly think that 235 and 277 Gold will do fine. Unless you know what their costs are psf, you can't know if they will do well or not.
These are big and simply constructed buildings and apartments may sell for $450 psf. Hard to know for sure. The Brooklyn Navy Yard is a quarter mile away and therein lies Steiner Studios and soon a major supermarket and many other projects.
You can't write off a location unless you know its costs and strategies.

garbage disposals are critical in NYC, but not as critical as a hidden trash can.
You must find a way to do both. you got to!!!!!!!!!
