OIL TANK REMOVAL/SEALING?
We need to deal with a set of old oil tanks in our cellar. Does anyone know what the requirements are to meet compliance with the FDNY so we can have our fuel oil storage permit voided? I have heard tell that you can seal your tanks in place of having them cut up and hauled away. True? I believe we need to provide an affidavit prior to inspection, but wonder if we have any options beyond total removal.

I am thinking of hiring an Architect for a gut renovation project involving a 2 family brownstone. What percentage of the total construction budget is typical for setting the Architects fee?

need aluminum window repair
We inherited a reno with windows already installed. They are inexpensive insulated aluminum windows. We now have a host of problems from broken clasps to windows that are tricky to open or tilt. I have managed to repair some but feel over my head especially in regard to finding small replacement parts for the components. Can anyone recommend someone for repair? Our budget does not allow for total replacement at the moment.

trouble with mail delivery
We are having trouble getting our postal carrier to divide the mail delivery at our building, a legal two family brownstone. There are two mailboxes set apart by the stoop (one up the other below). Our carrier says it is USPS policy that he only makes one delivery per building, that if we mounted the boxes side by side,he would separate the mail, but as it is, our mail will be co-mingled with the tenants and vice versa. Anyone have experience with this?

con ed to run a new line
After identifying a "bad lead" as the source of electrical issues in our 2 family brownstone on a landmarked block, Con Ed has decided to run new service to our building as they could not snake a new line from the street nor could they do so originating from the house to the street.
I anticipate this will mean excavation. Anyone have experience with this scenario? I am worried about the Bluestone sidewalk and what kind of track record the utility has with landmarked blocks and what rights I may have in dictating the scope and manner of excavation.

Looking for simple spark guards
I recently restored two marble fireplaces in an Italianate brownstone. I was hoping to find a simple curved spark guard with an arched top to cover the opening which is rather narrow and tall. My goal is to leave all the fine detail of the original marble work uncluttered. I suspect I will need to get custom pieces made. Does anyone have any local recommendations for suppliers or fabricators?
