coop sales records
I'm interested in a recently-built coop. The building was completed in 2004. I can't find any apartment sales records however on the NYC dept. of Finance. Any idea why? I checked 2004-2007.

a detective came knocking on every door this evening asking about a burglary that apparently happened on the block between underhill & vanderbilt. anyone hear anything?

@crimsonson, not necessarily Argyle could possibly own air rights to the buildings next to it, but they do not. If they did, the windows would be safe.

also, those lot-line windows should be considered walls since the whole block is zoned for 12fl buildings.

saw this place a couple of weeks ago at an open house. it's a construction zone, but somehow there are already people living there. There are wires hanging off the ceiling...

these guys are good. talk about fitting in with the rest of the neighborhood, this thing looks just as inspired as the atlantic center.

i saw this thing a week and a half ago or so. the kitchens are kinda crappy, lack of closet space is readily apparent.

the floor plans for this place seem sub-optimal given the space. for some reason the developer wanted more bedrooms instead of truly stunning open living rooms. less is more on occasion. webid 1022691, is an 850K studio, surely they could have done better even just by removing the "home occupancy" room closest to the kitchen.

i'd wait to see if that 3.5 or 4.5% mortgages for home buyers get approved. i doubt the market is going anywhere in the next 4 weeks in new york. the finance guys are getting their bonuses cut 40-50%, and even that wont get paid 'till late jan, early feb.

@Ozymandius, valid point, but I think that would only work on new interest, that is people who have not seen the building yet. Do you think there are many of those people left?

isabella condos was nice (see brownstoner from september), i liked the layout, they're well-priced too. that's probably the best i've seen this year. the worst would be modern post - the front door did not align with the floor.

oh, one more thing. the apartment size accounting is strange. they claim that the bottom two floors have private back yards. and indeed they do have private access, however the floor plans do not include the extra out-door area and the common charges for those apartments are not higher, so top two apartments get screwed on the price per sqft and CC.

saw this back in april or may. it was quoted as being move-in condition by september. also, there are no 2-bd 2-ba in this building. they have these "storage" rooms with windows that they must be marketing as a bedroom since it has a window. another dumb thing is the layout of the top and bottom apartments which are duplexes - there is not bathroom on the 2nd floor.

450 for a 2br might sound good until you go see them. This is a nearly identical layout to 957 Pacific Hello project except the one bedroom is split into 2 very small rooms. I'm not sure a king size bed would fit into either of them very comfortably.
