its not terribly difficult, but labor intensive. it depends how far you want to take the reno (just replace flooring? level floor joists ? etc. ). either way, you will need to tear up old pine flooring, lay a new plywood subfloor, then lay your new floor of choice on top. you can get old salvaged wide plank flooring from companies like carlise. or you can purchase new wide flooring as well. or you can try to lay your old pine back down depending upon how beat up it is and refinish it. i just did the same thing for myself. and if you decide to toss the old pine flooring, i would gladly take it off you hands for free. i might even remove it for you for free depending on its condition and save you paying someone else to demo it.....my email is chinaspice25@yahoo.com if youre interested.

you dont even need to replace the entire floor board...you can just patch the missing piece with a new piece (or better yet find an old piece of pine in a one of the hundred dumpsters in brooklyn)....these old floors are out of level and full of imperfections - the patch will look cool. indeed it is a small job, but for the right person to do a nice job, it will probably cost somewhere around $200 to patch the piece and match the stain/finish so it blends into your existing floor.

call 718 388 4255. forget the company name though. $800 for a 20 yard, $550 for a 10 yard. theyve neven been late for one of my jobs. and yes, juno is right - technically you need to take out a bond with the DOT.

OP here - technically the staircase was built in 1860 but i am restoring it by leveling the treads with new ones and putting in new risers and balustrades, but everything else is staying. does this mean i can follow the code prior to 1968 ?

What you are looking for is available commercially. There used to be a yard a few blocks inland from the BQE in Greenpoint by Meeker Morgan. that was a few years ago but there must be others. Let your fingers do the walking under used lumber. The prices are cheap, get extra so you can be choosy. They come out of houses that have come down, salvaged.

why don't you hire an architect? duh.

Posted by: guest at December 4, 2007 11:15 PM in response to TOO MANY COOKS!

I was trying to avoid the duh, myself. Holiday season and all that. Sometimes we forget that DIY only goes so far, and the q1uestions you are posing are exactly what architects are trained in, no?

Posted by: Putnamdenizen at December 5, 2007 10:00 AM in response to TOO MANY COOKS!

If you are changing the C of O, doing any demolition, moving walls, etc., you must file it with the dob, and you must have an architect sign off on the drawings. end of story. this is what they do and why they are licensed by the state and carry professional liability insurance.

Posted by: guest at December 5, 2007 4:28 PM in response to TOO MANY COOKS!

you will need an architect, or an engineer, licensed in the state(though i should note that architects do more than gain c of o's)
however, it doesn't hurt to be a little bit educated.

http://www.nyc.gov/html/dob/downloads/bldgs_code/bc27s4.pdf

check out the height/area limitations table (2 family is a J-3, presumably you are unsprinklered: this chart tells you the highest and largest (in sf) you are allowed (if you have brick/block exterior walls and exposed wood beams you're probably type II-C construction).

also check this out:

http://www.nyc.gov/html/dob/downloads/bldgs_code/bc27s3.pdf

look at table 3-4 for other limitations on construction.

there are also construction definitions used on the height/area limitations discussed above.

read up, and you'll be able to talk intelligently with your architect/engineer.

good luck.

hmm that is a good one. It's arguable, anyway. I would think it would come down to the inspector's discretion.
