Aqua Williamsburg

Just wanted to see if there was anyone else out there that is awaiting completion of this condo.

Glad to hear that things are moving along. Not sure why the broker isn't calling to ensure everyone is on track for their appraisals. We'll speak to our bank about the appraisal - they've never mentioned the 80% thing, but have repeatedly said that inspections need to be complete. Perhaps that's 80% of inspections need to be complete

We learned that our original broker, Evan, is no longer with Apts&Lofts and we spoke with Josh Deaner (sp?) yesterday. He said that they are waiting for inspections to be completed. Most of the construction is done with the exception of some finishes (second coat on the hardwood floors, for instance) because if the inspectors need something fixed, they don't want to ruin the finished floors to fix it. He said that there are over 30 things that get inspected and not one person covers it all, and some have been done. Appliances aren't in (but purchased) as the warranty clock starts to tick upon installation.

We are in the same boat regarding locking in a rate and getting the appraisal; inspection needs to be done to get the appraisal.

He did not have a time frame but said that move-in could happen 30-45 days post inspection sign-off.

When we went in last week-bathroom sinks and some shower heads had still not been put in.

Good to see that there is at least some talk about this building. I signed last year.

Just yesterday my bank told me that they will go ahead and set up an appraisal. They asked for the building to be at least 80% complete to conduct their first of two visits. I received an informal email from the sales agent that the building is definitely past 80%. So far it looks like at least things are moving forward.

I have also heard that the sponsor has filed an amendment for the plan to be deemed effective. (gibberish to me) But that once the plan is effective, they must close within 180 days or we can terminate the contract.

Also scared about the rates but I'm locked in for roughly 60 days at a pretty decent rate, after having my first 60 days pass. It didn't go up that much at all...fingers cross.
