It's true. Ours is conveniently located just outside of the basement door, and despite it being RED and the red plate, people (random guests) still turn off our boiler regularly. Which in this weather SUCKS.

OMG, no way - friends looked at a penthouse at TT for same price - amazing views, huge deck, needed gut reno - but you had to deal with the entire building and coop board to get anything done. Needless to say, they passed.

Have sunsetter - tremendous savings in the summer on AC costs. No permit needed (our contractor assured us, and he got permits for just about everything else during our reno...)

Having done a gut reno, you'd be better off paying for it yourself. The reno mortgages come with many strings attached, and are too complicated for most brokers to even bother with. Just ask one.

The 12th st house was for sale by a different broker a couple of years ago, same (or similar) price, and failed to move. Corcoran does a much nicer job of marketing - so this should go around ask.

We splurged on F&B Theresa's Green for the guest room - and it's really the best color in the house. And yes, the hype is true - you need less of the paint, but I am not sure it really makes up for the difference in the price.

Next house - Venetian plaster (at least in our bedroom!) not sure which color.

I had that problem eons ago, and ended up breaking the lease and moving out - but only b/c also hated many other things about the apartment. If this place is perfect in all other ways but the heavy footsteps, there have been plenty of useful suggestions.

In our house, we noticed that putting carpets with padding made a huge difference in noises between floors.

Hanco's ain't that great, as far as Banh Me go, nor particularly inexpensive. Still, better than nothing, and I don't have to shlep to Sunset Park. In this case, convenience beats quality...

And yes, 11217, a good pho place would be SO appreciated in SoSlope, let alone an actual Vietnamese restaurant...

As somebody who gutted a house, 1 - agree with slopefarm - you shouldn't be tied to a deadline with financing (you are just going to get screwed); 2 - six months is really tight; and 3 - $400k is totally possible as long as you are doing all of your own sourcing for most of the materials (fixtures, floors, paints, kitchen and bathroom cabs, etc).

DH - it's not a defense, but an accusation.

And as implied by dittoburg, cars have nearly perfected the goal of protecting their drivers/passengers. Bikers (just like jay-walking pedestrians) have no such protection, and so they must be more careful.

TD - we are not sure (except for one comment about the truck "sideswiping" the biker) what actually occured. And on another note, bikers constantly take their lives in their hands - you say as much when you say that you run red lights. You want to be treated like a car? Behave like one.

As a driver, (and again, I don't want to minimize this tragedy), I can't say how many times I've had to sverve out of a way of a biker turning on a red light, running through a red light, or just driving in-between cars in heavy traffic.

I love the Rich Maid Cabinets that Brooklyn kitchen carried, but recommend that you get them from Landmark kitchens.

They are one upgrade from Medallion, and less expensive then Plain and Fancy. Especially worth the money for natural wood finishes.And Landmark is very reliable!
