Cash Register Salvage

Sq. Footage Question

We recently had our house reappraised and they did not include the basement in the sq. footage total. When I asked I was told that even if the rest of the basement is finished, if the floor isn't tiled it can't be counted as living space. Is this true?

Appraisal Question

I'm trying to figure out if we're likely to be able to refinance without taking on PMI. Does anyone have a real sense of how appraisal values have changed in the last year or so? The city says our place is worth 595, Zillow says 750 and I'm not sure I want to gamble the 500 or so it will cost for the application fee without a better idea of what my chances are. Any thoughts? We're right off the Myrtle Ave. JMZ and have a 5000 sq. ft. building in good repair.

Geothermal heating/cooling

Has anyone looked into installing a geothermal system in their home in brooklyn? Any advice on cost, good contractors, and general feasibility would be much appreciated.

Depending on where you are in wburg you may be able to get Cablevision which borders on okay. WAY better than tw or Directv and much better than verizon

If you're heading up near grand central you can take the J to Canal and get the 6 there as well.

I think the Williamsburg/Greenpoint refugees split into two camps. A slightly upscaler set goes towards the L and a bit of a earthier set gravitates to the area around Broadway. It's a lot less showey(so far) and more neighborhoody. A lot like the difference between South and North Williamsburg in fact.

Behr makes a one part floor epoxy that works great as long as you etch the concrete first and get ALL the loose debris(and loose concrete) up before you apply it. The only places we've had problems have been where there was flaky concrete bits. We did the unfinished part of our basement with it and it's held up to two several hundred person parties.

This used to be something that happened a lot in Dumbo/wburg where it was in the interest of the landlord to have someone locked into the place. I wouldn't buy the privilage but if you like the place a lot you can negotiate a std. rent increase per year and have some measure of security that a neighborhood change won't mean you're forced out in favor of people who are willing to pay more.

I've always used Craigslist, but you should go down to the area you like and walk around. A lot of people post ads near the subway and on telephone poles when they don't want to deal with listing with brokers.

If you call or go into an HSBC in brooklyn they should have information on it. I know you need a credit score of at least 680, there might be neighborhood restrictions but you'd have to ask them. Hope that helps.

Externally we're fine, the forclosure rate near us seems to be pretty low in relation to say Crown heights or E New York. The financing was very much above board, and we had put 20% down.

That is exactly the question. We put 20% down originally, but are probably only at 22% now(a little under a year in). I'm trying to figure out if values have come down enough that by refinancing we'd be taking on PMI and if the refi would still be worthwhile(we would be going from 5.6 to 4.375). For clarification it is a three family building, not a commercial property.

I had similarly priced laminate plank flooring in the main traffic area of our old apartment. After four years of several hundred person parties and messy winters it still cleaned up to look almost new. As long as you don't get water under it it's really durable, just make sure you leave room for it to expand around the perimeter of the rooms. If you're going to do it yourself make sure to buy an extra chop saw blade that you plan to toss when you're done. It's super hard and dulls blades pretty quickly.

If you both have to get to Union Square every day Williamsburg and Prospect Heights are the two places you should be aiming for. Williamsburg will feel a lot more like home if you're coming from the east village, you may want to look closer to the graham stop; the L is very overcrowded and by the time it gets to bedford you often have to wait for two or three trains to go by before you can get on.

The other thing to consider is the mortgage itself. Most banks won't give you a loan if they think the house is a wreck for that kind of money or they may only release a part of the money with more released on successfully getting a C of O. You may want to start discussing this with a lender to make sure you can get the money you need.

If you do decide to go forward spell everything out in a legal document with your attorney. Set out how expenses are handled, how ownership is divided, some basic outlines for eventual sale and how often it can be considered. Anything you might disagree on in the future that you can think of. Having that on paper to refer to can make the whole process smoother and will help you stay

We bought our house with a lifelong friend a little over a year ago. The only thing that hasn't been mentioned already is that you may find that getting a mortgage with more than two people is tricky. We ended up just putting myself and our friend on the mortgage and all three of us on the deed.

I've been kind of curious about this. We have a three family building that we use as a one family. I've never been able to get a straight answer on whether we're getting ourselves into trouble by combining electric meters, removing fire doors, etc. I believe that in principle the taxes should be lower assuming the property's been assessed in the last 30 years or so when you down-zone but I'd be curious to hear from someone more knowledgeable.

time warner service hasn't been too bad for me (although i plan on cancelling it soon because its $200 a month for me and i have found cheaper alternatives by keeping only internet and ditching tv and phone)

i have 10mb down 512 up and its been consistent. Don't watch much tv so can't comment on that.
