Deck permits

Do you need a permit to build a wooden deck in your backyard if it is freestanding and not connected to your home? I am not in a historic district if that makes a difference. Thanks!

Window Bars and Locks

Hi there. Hoping to find some advice. Our rear windows do not have bars on them and we would like have them installed. Any recommendations on who to go with? Costs etc?

Also would love some advice on the most hardcore door locks out there. Something like a Fox Police lock maybe?

Do you need a permit to move a bathroom to an area that was previously a second kitchen? We plan on doing most of the work ourselves.

Winter Windows

Am I crazy to change all my windows out in January? They really need it and waiting until Spring seems like a long time. If you've had your windows done please chime in a let me know how long there were holes in your house! :)

Window help

Hi there.. We are in the middle of replacing the windows in our Bushwick woodframe. We had Bay Ridge out and they quoted us a decent price ($450 per window) but we cant seem to get much out of them about the brand/quality of windows Or our other choices. They are "KC White Aluminum Double Hung Replacement Windows,
Clear Insulated Glass, Sash Lock & Half Screens". Any experience with these? I am obviously getting other quotes from other vendors but this being the first I would love your feedback! Thanks!!

that seems like a lot to me. have you gotten a quote from Soxco? thats who i used and i a happy with the work and it was much less than that.. although i only had to replace 4 spindles.. the rest were stripped and refinished.

I replaced all my windows with Lucky Window Products. They did a great job and were reasonable. I dealt with Marasol. She was the most helpful there on the phone.

I am huge fan of Animal Kind. Its in Park Slope on 7th ave and 11th street. Open late , very very good service. Its a little further but worth the trek, esp if its something more serious.

ok so call me a sad sap, but it sounds to me like your neighbor needs help..if you choose to make this your problem, is of course your business, but its seems he/she is falling into a bad situation that effects lots of elderly people in the States. does he/she have children or friends that come to care for him/her? i'm not saying this should all fall on you just because of your proximity.. but i think john ife makes a good point. perhaps its not even a matter of money but rather of resources for your neighbor.. walk down there.. have an honest chat and do whatever you are comfortable with to help. and hope your neighbor karma comes back to you.. good luck.

Thanks 2:23! that sounds reasonable. ours is a one family and we only have two doors, and a hatch to the roof. Did you not put any alarms on the upper floor windows? I am going to take a look at the archives on this. :)

guest @ 1:00. thanks for the input.. who do you use for your alarm? have you been happy? if you don't mind me asking what is your cost on that? our front has the original bars. if i went for bars in the back i would want something more secure. not sure how they would attach as the back is brick covered in stucco.

Hey there.. Nice job guys! my house over in Bushwick is in a similar boat.. We are doing our own painting too and we've decided that our "splurge" for doing the work ourselves is that we are using FreshAir paint.. It is amazing.. you can paint with the windows closed in the dead of winter without the slightest hint of smell or headache. So far we've done a the living room and its trim. Very happy with it. i have just found them to be a pain to deal with. I have been stood up for more than one service appointment.. you hear one thing from one person and something else from another. its hard to trust a company like that. i know a lot of people are happy with them but i havent been. the bad thing is i have a contract so i think i will have to finish the season with them.

even if its 50/50 you can still do a 1031 IF you have been reporting your rental income in a schedule E on your taxes for the past 2 years AND you buy a place that has rental income (ie a two famil) or you rent your new place out.. the weird thing about a 1031 is that there is no law that states how long you have to rent your new rental property.. as stated above speak to your accountant. you can save a lot of money with a 1031 for sure , good luck

what do you mean 1031 is not for rental to rental ? a 1031 exchange is when you take a property that has been listed as a rental on your taxes for 2 of the last 5 years...sell it.. and use the money that you make to reinvest in another rental property within 6 months (90 days to identify, 90 days to close) .. this allows you a tax shelter on the "profit" you made from the sale.

Thank you everyone for all your advice and suggestions. I am moving in this weekend...so hopefully I can put your tips to good use when I go to search for an AC unit. Unfortunatly, it means I'll be moving in during this weekend heat wave and having to sleep with no AC. :*(

For all those who live in the area near the Halsey JMZ, we should get together and have a BBQ or something! :-)

I must admit to also getting in contact with Ryan Fortier. He has my 4-story, 3-family brownstone insured through Liberty Mutual and the rate seems reasonable (I'm on my 2nd year and the rate hardly moved). I guess he must be the real deal. I also learned about him on this forum.

Libery Mutual is good. I just called the 800 number and got set up, did not bother going through a local agent. The woman who I dealt with gave me her direct number and I call her if I need anything. I think she is in Florida.

Have always had very reasonable rates and good service from All-Boro Brokerage. In the middle of Brooklyn, and far more inexpensive than anything else we've found. I forget their exact address, but they're in the phone book. Good luck with your search.

I was dropped by Allstate as were many New York State residents who did not have multiple policies (i.e. auto &car.) A class action lawsuit was filed against Allstate on behalf New Yorkers. A settlement has been reached and basically these are the terms: You can call Allstate and they will reinstate your policy but you will then forfeit the right to a monetary settlement which would be miniscule anyway or opt out all together and await a monetary settlement.

If you decide to have the policy reinstated, you will not be required to pay for the first year up front.

The number to call is 1-800-255-7828. Tell them that you want your policy reinstated under the terms of the class action suit.

We use a State Farm agent in Queens, (Jennifer O'Kane, 718-429-7781). You can probably find one in Brooklyn if you want someone close-by. State Farm was pricing I've found for umbrella homeowners/auto. Had a (When we moved from Queens to Brooklyn, auto went up 50%. ouch.)
