Zoned for Incorrect Number of Families
Hello all. I have a question about closing on a property and zoning for a certain number of families. What happens when a property is sold that is zoned for a certain number of families but is being used for a different number of families (i.e. zoned for 3 being used as 4). Does the seller need to update the zoning prior to close or does it no matter? I am looking at older early 20th Century houses if that matters. Thanks in advance!

Re CH house, prepare to be underwhelmed. It needs loads of work including a kitchen and has been on the market for a long long time. Pretty from the outside though.

I looked at this place also. It is a one family with 6 bedrooms - 2 per floor stcked on top of one another. I think they all had sinks or something odd in the bedroom. Some nice details, but kind of an odd layout. The kitchen is a total nightmare - nothing salvageable, but it is a block with beautiful houses. We were not tempted because we wanted rental income and did not see an easy conversion into multiple units. It is a lot of house though. Price absolutely seems fair though.

I saw this listing the other day. 132 Cambridge place does not look like this house on google streetview. Not sure if google is wrong....or if there is something fishy going on here.

The Dean street house is beautiful. Price not in my budget - but seems pretty reasonable. People talk about Crown Heights the way they talked about Fort Green, Clinton Hill, Prospect Heights etc. Follow the nice homes and the good transportation...Crown Heights has both.

Bias crimes up from 7 to 9? This is on the rise??? Seems pretty insignificant given the small number. Also, I think a lot of journalists view all crime between Jews and blacks in the neighborhood through the 1991 prism which is probably an overreaction to tell a better story.

Place looks great. Very exciting addition to the neighborhood. I thought there was some talk of food there as well.

I believe the stairs were right by the front entrance (straight ahead when you come in) - i think the stairs in the rear go to the basement. I am sure you could make it a 2 family, but would obviously need a new kitchen upstairs (and downstairs too). The difficulties in converting it into a 2 turned me off to it.
