Handyman in PLG?
Helo - I am looking for a reliable and skilled handyman in prospect lefferts gardens. someone who i can call on when my tenants apartment needs work. any suggestions would be appreciated, thanks.
Staircase Inspection
I am planning to install new carpet on my staircase and landing (I just ripped up carpet that had been in place for at least 20 years). Before I lay down new carpet I would like to hire someone to inspect the staircase and do minor repairs (the bottom stair definitely needs to be tightened). any suggestions for a trustworthy professional to do this work would be apppreciated. Is this work for a carpenter? handyman? Thanks. BTW this staircase will beused by tenants in a 2 floor two family townhouse,

First Time Landlord Looking for Info
The renovation of my tenant unit ismost complete and it looks like I am about a week away from showing the apartment to potential renters ( I own a two story two family house in plg and will rent out the top floor) and I have a few q's for anyone out there with experience.
1) Where can I find all info pertaining to NYC laws, rules, and protections for tenants (and landlords).
2) Any suggestions for where I can find a good sample lease on-line?
3) My real estate atty suggested I use a month to month agreement instead of a year long lease. The reason - its harder to evict troublesome tenants who have signed on for a year. Anyone have experience with this?
4) If I'm not using a broker - what's the best way to check credit reports? Thanks. This is obviously a huge step so I appreciate any feedback.

oil to gas conversion:new chimney lining
I am converting from an old oil boiler to gas. My plumber has told me that I need to have the chimney lined (to prevent carbon monoxide from seeping into the house). has anyone dealt with this? any recs for a chimney company to do this job? thanks.

Damaged Support Beam
During the gut renovation of our 2nd floor bathroom we have discovered that two support beams are rotted away - due to water damage. has anyone had to deal with this situation? what's the next step? does a rotted beam need to be completely replaced? can it be repaired? how? and who should do the work - do you need a structural expert/engineer? a carpenter? thanks in advance for sharing advice/experience.

another option - depending on the money and time you have. dont feel like you have to tackle your entire yard in one season. start with half of your back yard (the half that's closest to the house). experiment - get a feel for what you like - how much time you'll have to garden, the type of plants that do well, etc. You can cover the other half with mulch - which is pretty and keeps the weeds away - until you decide you want to tackle that section - later in the season or the next year.
