New building at 8th Ave and 10th St
For Sale sign just appeared on the building yesterday - by prospectus only through Betancourt.

What I find laughable as I walk by these everyday is that the largest units though prices a little lower on per SQ FT basis included nearly 1/3 of their space in the cellar. Given that this building is really at ground level (i.e. no steps up to the front door) this would truly be no light entering cellars for which you are paying really high per SQ FT prices.
Would love to live there but with 2 three family brownstones on the street for 1.8M there is no way I can see demand for these at anything close to the prices listed.

The design I can actually live with - it could be a lot worse in my opinion. The prices are tragic - I'll be surprised to see these move at all at these prices in this housing climate.

What about putting in some speed bumps to reduce traffic speed? Wish there was more use of these in NY in general - they are pretty effective in residential areas I have lived in Toronto.

How about making them a little more user-friendly by structuring as threads (see Vault.com message boards to see what I mean). This would make it easier to follow dialogues and plug in where you are most interested.
