Upholstery Cleaning

I have a small upholstered seat cushion that needs to be cleaned of overall dirt and small stains. The fabric cover unzips from the foam cushion. Where do I take this item....the corner dry cleaner? An upholsterer?

My search for "brooklyn upholstery cleaning" comes up with large scale commercial cleaners with no drop off service. Any suggestions would be appreciated. Thanks, BoD

Just got off the phone with my parents who have decided to come visit for Thanksgiving. Mother said she wants to go walk around "that neighborhood I keep reading about in the times, Park Slope?" (oh gawd). Anyway, I am really only familiar with the retail avenues of the slope, but she wants to see some classic brownstone side streets. Can folks in the know please clue me into exactly which blocks are not to be missed? Thank you! BoD

Just Moved to Bay Ridge

Okay so I just moved down to Bay Ridge 2 weeks ago. Mid 70's + 3rd Ave vicinity. Looking to hear from any of my new neighbors about which is the best deli, dry cleaner, tailor, take out, hardware store, etc etc in the area. Also, which restaurants are a must? There is so much stuff down here, I would love to weed out the crap. Thanks!

Rec: Call Paul to Haul

I hired Call Paul to Haul last week to move some large furniture pieces, and I have nothing but good things to say about him. He showed up on time (actually early), took care loading up my stuff in his van, and was very friendly. Wall-Thru Unit & Allergies

Okay, I have those wall-thru heating/cooling fan units in my apartment. One in each room with seperate controls. Total electricity hogs, but that's another matter. Every time I run the unit in my bedroom, overnight, I wake up sniffly, puffy, sore throat etc. typical allergy symptoms. This doesn't matter if it's outputting heat in the winter, or AC in the summertime. Same symptoms.

The nights I don't have to run it, I NEVER wake up with these symptoms. But my bedroom is a corner room facing Southeast so 2 sides are not insulated by other interior spaces. It does get considerably colder / warmer than the rest of the apartment. Unfortunately, this forces me to use the thing more than I really want to.

The filter is removable and cleanable (not disposable), but even regular cleanings has not helped my situation. My only assumption is that the fan is just recirculating airborne dust all night and that's what's messing with me. yuck.

So, aside from leaving this apartment, (which I am actually considering and this is one of the cons on the list), does anyone have any ideas on what I could do here to help fix the situation?

my theory on why LL's post their rentals at the last minute is because they know renters are pressed for time; renters NEED to find something by X date, or else. Closer to their X date, the crappier apartments start becoming more appealing!

I am not a LL, but a seasoned renter. It's way too early to find an April 1st rental. Usually LL's do not post their apts until they are "ready for immediate occupancy". April 1st rentals will start popping up on CL 2nd, even 3rd, week of March. Use this time to research the listings on CL so in March when it comes to make appts, you can be well informed on market rates.

paul is very professional, very reasonably priced and in my experience very accommodating. He's a man w a van so only does small jobs like this.

He will charge you a lower rate if YOU are his helper, or a slightly higher rate if he brings his own helper(s). He is also very very careful with your cargo.

He delivered a dresser and queen bed frame up a 4 story walk up for me no problem....

Otherwise, the crowd was very mixed and very friendly. Bonus, they put the sound on for the game - no music....I will definitely go back, but only during the day.

ok does that mean the NY STYLE pizza I can buy on Cape Cod is *real* new york pizza?

rob is correct. aside from the postcard seaside villages (where the tourists / second homers flock) the cape is very middle class, blue collar. a lot of sub-developments, strip malls, trailer parks even. It is not really commutable to Boston or Providence, so most year round residents are stuck working trade labor, own their own businesses, etc. A lot of cash poor/real estate rich people.

Another thing about year round residents is that it spans generations - people just don't leave. Much like some parts of Brooklyn (Bay Ridge, Bed Stuy etc). I am the first one in my family to have moved away. (and boy are they pissed that I landed in new york)

Cape Cod's dirty little secret is that there are a few imbred families that go wayyyyy back to the colonial days.....can always spot them because they're albino

went here for the first time last weekend. What a great find! Ordered a german beer that I didn't particularly like upon first sip and the waitress kindly replaced it with something else no charge. Had the bratwurst/kraut/fries which was delicious (minus the fries which were stale from sitting under a heat lamp). The scene is cool - I love the skylit beer garden with the long tables - big groups of friends playing card etc, and the bar area is very dark with tons of nooks n crannies. Only complaint is that there were A LOT of kids/babies. Granted, it was Saturday late afternoon, but come on. One of the long tables was entirely occupied by some kids birthday party. :-(

look at the price of scrap metal, buddy. you will be lucky to find someone to take this away for free.

I can not comment on sitdown dining, as I have only ordered delivery. This is my go-to sushi place in the nabe. Very fresh seafood and reasonably priced. I order almost once a week and have not had a bad experience yet. IMO much better than Bay Ridge Sushi. They will make rolls that aren't on their menu, just ask.... and they throw in freebies (cali roll/tuna roll etc) if you spend over 20 bucks. Sashimi peices are HUGE. Fast delivery.

vinca can surely weigh in on the subletting guidelines for RS tenants, but if you intend on ever renting again I personally wouldn't go the eviction route. Eviction proceedings come up in a backround check any future LL's might run on you. You would be labelling yourself as a "problem tenant".

transferring to the N train @ 59th street gets you into union sq in 25-30 minutes tops. Sitting on the R train is a lot longer. i got a huge 2 bedroom in bay ridge for $1400.

Inwood/Wash Hts are also good places, but neither subway line goes directly to Union Sq.

I don't know how important it is to you, but there are a lot less nightlife/dining options in Wash Hts/Inwood than Bay Ridge.

i 2nd bay ridge. you can easily get a decent, large 1 bedroom within your budget. The area is very pretty, safe, tons of amenities. It's only drawback in my opinion, is the subway ride.

OTOH, you could probably entertain the nabes you mention if you are willing to live with a roommate.

If you spend enough time trolling CL, you will figure out which listings are real vs fake.

This is a good time to be looking. Take your time and see a bunch of apartments if you aren't in any kind of rush. there are mucho deals out there.

CGar - my family has had a w/e house in Hudson since '86 - way before the place got hot. I'm a landlord & start posting 4 or 5 weeks out so I can choose a tenant wisely & because if I were looking for a place I'd like to have it settled well in advance of the end of my last lease. As I recall, I get most inquiries about 2 or 3 weeks before the end of the month.

I too disagree about the "immediate occupancy" comments. Yes, it's too early now for April 1, but in a week or two you should begin to see ads.
LL's who will be renting out currently occupied apartments are notified at least a month in advance, so they will advertise 4-6 weeks before the vacancy, especially in this slow market. I'm a LL for eight years.
Think about it. It makes no financial sense to wait until the apt is vacant and then advertise as "immediate occupancy" unless major renovations must be made.
In fact, I may have a May 1 vacancy and if I do I'll definitely begin advertising in mid-March.

i look basically all day and i've only seen one april 1 listing so far. it was by a tenant who was listing the apartment for his/her landlord and just trying to get it settled early. i got the impression the tenant was breaking a lease.

i wish apartments were listed earlier too. i hate being in the situation where i've already given my landlord one-month notice and THEN have to find an apartment 2-3 weeks before a move-in date.

And I wish tenants would sign leases earlier - but my experience is that both interest and availability peeks just before move-in date (which would drive me crazy if I were the tenant). That said you should see some stuff at the end of February.

If you see a place that interests you that's a March 1st move-in, you might also contact the landlord and see if they'd accept a April 1 move-in (or sometime in March). Especially if you're willing to sign the lease in advance.

Some landlords are happier to have a "bird-in-hand" earlier than hope to get someone approved in the next two weeks. I've been asked that often, and sometimes it works out.

I might break all records on premature looking, but I'm starting to look now for a June 1 date (since buying is not in the cards this year). I, too, am trying to avoid a fee, but also am strongly considering the new luxury buildings being built (Brooklyner, Avalon, Gold, etc) because the ammenities are drool-worthy and the prices aren't bad. Since these places are still being built out, I've made a couple appointments to "get it out of my system" and to fuel my real-estate obsession. This way, come April/May when I *really* have to look, I'm much for focused in what I am look for in terms of exact locale, price, ammenitites, etc. And if I find something early, many apts won't be done 'til then, so that'd also work.

So in sum - it's prob too early to be serious, but not too early to get ideas and see what's out there..

That sums up my take on it. Particularly if there is a broker in the mix, there won't be much to see (that you will probably want) before March 1. The best places still tend to get rented quickly while the dumpier places linger.
