Structural Engineer

I need to find a really great structural engineer to do a inspection of a home we are looking to buy. Any recommends. I am especially concerned about the roof, and potential issues with asbestos, lead paint, and mold as I have children.

In my humble opinion, this is the best Thai food in the area. I waited the hour plus for a meal at JOYA to see what all the fuss was about and was very disappointed. The pumpkin curry at Ghang's is always perfect.

100% not buying it, but I think it would be impossible for her to come clean. Wouldn't her license be at stake?

I don't understand all the doom and gloom with this reno. The bathrooms are nice in my opinion. I have certainly seen far worse asking for a lot more money.

I am with Antidope. Only I think MM will never be as lucky as she is delusional. I firmly believe that with such a house you come up with other options before you give it away to the likes of MM. I don't know the area. I am assuming there isn't a "pj" near by or you all would be screaming that the owners needs to give it away for free. I think it is priced to sell.

Petebklyn is right. The food amazing and authentic but unless it arrives take out none of the people on this site will ever try it.

Someone on my block just bought such a building. Plus this person is an architect. I wish I had more information. I only know about it because we share the same broker. It is a long shot but you might try calling Boerum Hill Realty and ask for Al Barcelon. He may or may not be able to help you as he is a realtor himself but I know he worked on a similar sale.

roaches roaches roaches! On the table, on the walls, every where.

BrooklynGreene has a bee in her bonnet but I agree 100%. The house is beautiful without a doubt, but it feels like a flip. I remember the house from Casa Cara too and it was featured so recently. I feel disappointed because at the time that I saw it on Casa Cara I wanted to think that PLG was up and coming but now it feels like someone came, created beautiful a beautiful home and then is getting out of dodge. As for the decorator. Very Domino, but I probably couldn't pull this off with a credit card and a DWR catalog so I'll still give her props for being talented, it maybe not the most original.

I think I am ready to move to Ditmas Park if that house in "Victorian Flatbush" is part of the deal.

I like to see a fireplace but I wouldn't bother fixing it if it costs a lot. Most people are like you and barely use them.

Posted by: boroughbred at May 7, 2009 10:59 AM in response to Building Collapse at 217 Court Street

Outside looks nice but why is it a shy bit shorter than the house next to it. I was not awed by the interior either. However based on location (Boerum Hill), condition, and not to be overlooked extra width I think this could be worth a full 2 million. Maybe more if there are extras like the bathrooms are beautiful and the basement is nice and high and could be turned into usable space.

Whenever I walked by that building I wondered if that lone corner could support the entire structure. I feel safer seeing the cinder blocks.

So what happened on Open Thread that it was taken away. And since when are we censored on Brownstoner. This is very 1984 and I do not like it one bit.

in support of fsrq, if you watch the show like I do you can completely understand why Alex and Simon bring out such strong feelings of disgust. You don't have to go around "hurting people" to be considered class less tacky pathetic people.

gkw nailed the problem on the head. Watchers of RHW-New York have to listen to the self important van Kempen family go on and on about St. Bart's this, and literature that, and French and good taste and spend spend spend, and then the reveal is this tacky horrible mess of a place no flow. Even Smokey the Architect had to step in and make sure everyone knows he didn't pick the color or furniture, or any of the horrible awfulness inside.

finally, iluvclintonhill and billy are right. A lot of d-list starf*cking going on here, because as a group I have seen you all rip apart less offensive renos than this one without batting a one snarky eye. Suddenly Brownstoner is a lovefest for gross bordello decor. I don't think so. Pretty smart of S&A to rub elbow with the proletariats at the last Stoner gathering knowing they would win some support when this horror show of a house reveal aired.

Their living room looks like a 1980's night club, and the only good thing that can be said about it is that it is a good reflection of the owners.

There I said it.

I personally hate a new kitchen and bath. That is a place I like to do myself. I don't care about views enough to pay more for them. I private deck of terrace and a free parking spot would mean some thing to me.

Boerum Hill,

Miss Muffet is laughable and delusional. I read her comments only for laughs. You are right, there are no full renovated houses in Boerum Hill selling for that price. Only wrecks. That said, this house is a mess and too narrow to be worth the work.

I saw the BH house last weekend. Close to subways and Smith Street. Nice reno. The best part is that they have a cellar that is begging to be finished and could easily get sunlight in the back, giving you potentially 4 floors of living space.

Posted by: boroughbred at March 20, 2009 11:30 PM in response to Open House Picks

well done aandclaw. The pictures makes me feel that maybe it could get 2.5M. Interesting backyard. I've seen much worse (Dean Streer shell) asking for that much.

I think it is a combo of family member as broker, and not being ready to hear the more realistic price a seasoned local broker might give.

What is "PJ"? Also, Knickerbocker, we bought in 2002 in Boerum Hill. Back then 1.3 could get you a finished but not newly renovated 4 story brownstone. Haven't seen prices like that since. We purchased one that needed a gut for 850k.

it is hard to saywhat they paid for the reno since I imagine it was developers who did this. Sitting on the market for a year and a half paying a mortgage probably wasn't what they had in mind. I saw this house two years ago on the brooklyn heights house tour. It was beautiful yet .... I can understand why it didn't get asking a year and a half ago.

This is a favorite brunch spot of mine. The baked goods are amazing and the crepes are delicious. The tables are a bit of a tight squeeze but at least the service tries to be accommodating. Not sure about dinner there.

Why is there no fsbo section on Brownstoner? It seems the perfect place.

I think this is an interesting idea. Do brokers get paid for going into contract or only at the closing?

Posted by: boroughbred at November 13, 2008 4:37 PM in response to Closing Bell: Rough Market Makes Strange Bedfellows

Miss Muffett, It would be one thing if you had predicted that the Nevins house would sell for 1.7M but you said one million. When you post comments like that you sound insane. I honestly don't think you could buy a shell in Boerum Hill for under a million today or even in the next few years. And while many people bought houses for cheap in the area, they have since invested hundreds of thousands of dollars into them. So no one is going to sell at a loss. You can't look at selling price in 2004 to determine the worth of a house. Not that I care, but I think you could really stand to have your own price correction as much as some of the brokers do. They may be hoping for more money, but you are so wrong to think that people in this area are going to be giving houses away ever.

Posted by: boroughbred at November 2, 2008 9:55 PM in response to Open House Picks

Miss Muffett, First of all I doubt the owner of Dean Street would even consider selling for a million and if they did I bet you would be the first person on line to pay a million for that very awkward layout, and telling people that you think it was really worth $1.9

Posted by: boroughbred at November 2, 2008 8:44 AM in response to Open House Picks

I like the curb appeal but on this inside this house seems dull. For the money they are asking they need to bring in a stager or someone to give this house some punch.

Boerum Hill was hit by "IDT Employees" on Tuesday night. Later I was out in the neighborhood and these same employees were stopping young kids on the street and telling them that if they wanted a job doing this, that there were tons, and to tell anyone "your mother, brother, anyone"

boroughbred wrote a review about Lobo on October 17, 2008 2:42 PM

Just ate there with my husband and it was easily the worst mexican food ever. Fresco Tortilla is gourmet fare compared to Lobos. In fact the discussion while waiting to use the bathroom was "How can a restaurant with food this bad be so full?" My waiter, while extremely attentive, seemed to know nothing about the menu. That said it is a comfortable space, and in the summer it has a nice garden. The margaritas are spectacular.

mopar, agreed the table isn't the problem, but right now it seems to be the only solution, since that counter isn't going to move easily.

That kitchen does not work. They need to show without the dining room table. It already is a deal breaker for me, especially at 2.5M
