This is a really cool looking building and 1600 sq ft is a ton of space. Only drawback is location. Not sure id want to live right on atlantic avenue.

I live around the corner and for whatever reason– ever since they changed their name to Dao Palate, they’ve been a lot busier. Maybe it’s the SIZE of the sign…it’s HUGE.

This atmosphere is pretty cool but the food is average at best. Sure, its cheap but you get what you pay for. For mexican on 7th avenue, La Tacqueria is definitely the spot to hit up.

this is a great 1 BR in a great location. However, at this price point of 550-600, i think many people are going to head south to 4th ave or cross nearby flatbush and find 2 BR's for roughly the same price and prob even more sq footage. Who knows though, if you gotta be near the 2/3 and Prospect Park, this one seems perfect.

This is a pretty nice 1BR. Like nearly every property we see on here, its about 10% overpriced. Either a single person or couple with no kids will surely cough up 450k to live here for its great location.

seriously the best mexican food i have had in brooklyn. carne asada was authentic and prices are beyond cheap (i think i went there with a group of 6 and the bill was less than $50). if u live in greenwood or south slope, definitely make your way down to this spot, you wont regret it.

I used to live on this block and its a pretty nice one. Maybe not the best in PS, but certainly pretty darn good. 3 mill is certainly a lot especially in 2009 but there has got to be some family with $$$ out there who wants to live in this area.

Even at a 10 min walk to the 2/3/4/5 - 400K FOR A 2br condo seems somewhat appealing. I only have really ventured as far east as franklin - so i do not know this neighborhood at all. All things considered I guess I could see someone choosing one of these 800ft+ 2BRs at this price point when the probably a similar sized condo is being offered at 800k in park slope and 600k in prospect heights.

I feel the same way. The reduced traffic down carlton is surely nice, but on the weekends when i want to take a stroll to FG, its sort of annoying to walk down to Bergen and take the 6th Ave Bridge.

650 is fair price to be this close to the park and to park slope. obviously the 1 bathroom thing is a set back, which is why the place isnt priced at 750 or 800.

I live off of carlton ave and it is a great area all around. Great subway access, 10-15 min walk to the park, and walking distance to park slope and fort greene when you want to get into that. Plenty of good retail and restaurants on vanderbilt and flatbush also. The streets are quiet and charming, especially around prospect place and st. marks. the area down by atlantic yards (pacific st) surely has a shady vibe to it, but its not like you are and your family are going to hang out there in the evenings.
Its definitely not as ritsy as PS or BH but I believe its probably one of the better priced areas in the NYC area for what you get, given its proximity to downtown manhattan and nearby ammenities.

Even assuming that the 2nd bedroom is tiny and without a window, i think this was a good deal for the buyer. Its an excellent location which in the end means more than an additional 200 sq ft or terrace balcony u can get at other newer condos in less desirable nabes.

this is an awesome looking place on the inside, however the location just isnt good enough to command over 2 mill. In the end, location matters most ESPECIALLY to someone who has this kind of loot. 1.8 sounds more reasonable in these times, will be interesting to see what this goes for down the road.

winelover - i agree, this place would probably rent for around 3,000, maybe 2800 at the least. Lafayette is prime FG and this 2 BR is nearly 1000 sq ft. The rent on this place is certainly not 2500 (maybe in '05?)

DIBS - 765 sq ft is decent size for an nyc 1BR. Many 1BR convertibles are even smaller. Up until a year ago, I paid 1600 to live in a 450 sq ft small 1BR in prime park slope, so 2350 sounds about right unless yours is further east than 2nd ave, and it if its close to the 4/5 at 86th, then its probably a pretty good deal.

My quasi two bedroom on Third Avenue in Gowanus is $1500 (I moved in in November). The bedrooms are on either end of the apartment, and in the middle is the kitchen/dining/living room. It was renovated in the last couple of years and is in great shape. Great neighborhood with quick and easy access to 5th Avenue in Park Slope and Smith Street in Carroll Gardens. It feels more like the heart of the area than the fringe. My advice is go Gowanus if you are trying to keep your rent down.

I rent a 2b with a 9X6 "den" on Bergen and Carlton and its $2100. Its not in great shape but the bedrooms are 16X15 and the other is 12X12.

So I have been apartment hunting lately. What I have seen so far:
Park Slope 1BR range from $1600 (tiny ones that havent been updated recently) to $2200 for a nice brownstone or condo with amenities (stainless appliances, w/d in building etc).
Prospect Height 1 BR range from $1600 and up and peaking at about $1900/2000. Actually saw some 2BRs for around $1600. Also saw a really nice 2BR on Prospect Place in a prewar walkup building. The bedrooms would barely fit a queen and the living room was on the small side but it had great light, and had an EIK. If I moved in I would use the other bedroom as an office/guestroom.
I also saw some 1 BRs in Clinton Hill going for $1500-1600 though most were in BedStuy. The Bed Stuy ones did a really great job on renovations but the blocks werent that nice. The realtors billed these as 2BR but they were railroad style or not really useable because didnt have a closet or could only fit a twin bed. The 1 BRs that I saw that were really in Clinton Hill were actually 1.5 BR in a brownstone that hadnt been updated in a while but werent bad.
If you are willing to move to the parts of Crown Heights that borders Prospect Heights ( around Grand, Classon and Franklin) you can find a smaller 1BR for $1200-1500. Please note liar brokers are calling all of Crown Heights "Prospect Heights" right now. I saw a tiny 2BR that would be great for one person on Grand Avenue. There are many apartments in the old hospital on Prospect Place between $1200-1500 for a 1BR. If you move further into Crown Heights you can find lovely well maintained prewar apartments in the $1200 range.

The old adage, "you get what you pay for" applies here. How close is it to the train? Which train? Is there an elevator, doorman, super on site, washer and dryer in building, in the unit? The range is $1,200 - $2,250. The better the condition, the proximity to a train and the presence or absence of a doorman plays a role in the price.

i dont know south slope prices too well but when i lived in north slope a few years ago, my Jr 1BR went for $1600. It was small but right off of 7th avenue. I now pay a little more than that for a larger 1BR in prospect heights. I think the range for studios/1BR in PS and PH is probably around 1500-2200, like gemini posted. 2200 obviously being a good size 1BR either near the park or the subway.
