I live closeby and still havent visited yet bc I always walk by and the patrons look very aristocratic. maybe this is just my perception. Regardless, the place is always packed with people!

Even assuming that the 2nd bedroom is tiny and without a window, i think this was a good deal for the buyer. Its an excellent location which in the end means more than an additional 200 sq ft or terrace balcony u can get at other newer condos in less desirable nabes.

this is an awesome looking place on the inside, however the location just isnt good enough to command over 2 mill. In the end, location matters most ESPECIALLY to someone who has this kind of loot. 1.8 sounds more reasonable in these times, will be interesting to see what this goes for down the road.

685k for a 600 sqft attic in a church? i know the location is great, but there are certainly much nicer apt's in this price range, many of which comes with 400 more ft, a second BR, and maybe even a garden.

winelover - i agree, this place would probably rent for around 3,000, maybe 2800 at the least. Lafayette is prime FG and this 2 BR is nearly 1000 sq ft. The rent on this place is certainly not 2500 (maybe in '05?)

pretty nice place, convenient, yet terrible location. But, then again if you want to be near a major train station/terminal - noisy crowds are the price you pay!

DIBS - 765 sq ft is decent size for an nyc 1BR. Many 1BR convertibles are even smaller. Up until a year ago, I paid 1600 to live in a 450 sq ft small 1BR in prime park slope, so 2350 sounds about right unless yours is further east than 2nd ave, and it if its close to the 4/5 at 86th, then its probably a pretty good deal.

olive vine on 7th ave is the best bang for your buck in the slope. its byob and you can certainly eat a very nice meal for under $20 there.

I think these helloliving condos are nice overall. 450k for a small 2BR with an outdoor terrace, gym, pool seems relatively fair. I guess it all comes down to how much that area in and around Washington Ave develops over the next several yrs. certainly a lot of potential near atlantic, but also not the prettiest area (at the moment).

Nothing particularly special about this one but its still a decently sized crib in a very good location near atlantic subways. It might be slightly overpriced, but not by much in my opinion. My prediction = sells for 540k.

seems like for about the same price you could get one of those sterling condos featured here yesterday. Not sure how the layouts compare but I personally would prefer being closer to eastern parkway/prospect park than atlantic avenue.

i live near the place so im pretty familiar with the area and this is certainly not "prime park slope." Are you kidding me?, this condo is on flatbush ave, not PPW, 8th ave, or 7th ave. And trust me im in love with the area, especially being so close to the park and 4 subway lines. its a great apartment in a great location and it should get between 700-750k. 925 is just ridiculous and there are certainly no comps in the area at that price point. Maybe a 2R at meier's building costs as much, but that place is on the park, not on flatbush. Regardless, i wouldnt want either and im sure one could easily find a great 2 BR in the immediate area for between 650-700.

As for the most recent and oddly convenient US Treasury ruling the purported guideline "substantially in progress" is hilarious by any stretch of the mind.

So i guess drawing up some plans,shoveling some dirt and then holding several press conferences qualifies Atlantic Yards?

Its going to take a very liberal interpretation of the reg to satisfy that requirement. But with right pack of lawyers, lobbyists, and political officials on board (hi bloomberg!),as history has illustrated on many occasions, $$$ and profits are seen as somehow more important than peoples lives or in this case even private property rights.

As new york citizens, we should all be against this obscene project for if nothing else, the corruptive element it embraces. I mean, "a transitional rule for certain projects" - give me a break!

way too much? i think itsmaybe overpriced by 10-15%(standard). The listing doesnt give us many pictures but 1400+ sq. ft is a decent amount of space to work with. Its also right next to the subway, museum, and park - so not exactly a terrible location. If much smaller 2BR condos in nearby prospect heights are selling for between 550-650k, i dont see why this place wouldnt command 700k (of course im assuming the buildings elevator/services/financials, etc are stable)

I second that. Matamoros is seriously amazing. I think i went there once with 5 friends, we ate the entire menu, and the bill was like $35. I dont know much about sunset park based on my limited time walking through, but i can tell you that there are some nice brownstones around there and no shortage of great mexican food. 435k for a 2BR condo doesnt seem so bad, especially if it eventually comes down 10-15%.

seriously couldnt agree more wasder. what an awfully gloom depiction a brooklyn brownstone. At least those overpriced listings on corcoran and brown harris stevens get you a little excited about the property. This listing makes me feel like their open house will be closer to what one might find in a haunted brownstone on halloween in a few weeks.

This is a troubling situation, especially considering the part about walking their dog and watching their kid. Landlords can really be jerks. May i ask for more details re: sq. footage? Im assuming this is a 1BR. If this apt is over 500 sq ft, 1850 isnt that far out of line in cobble hill. i know, it sucks, but cobble hill isnt a cheap area unfortunately...

Take a stroll on 7th ave in PS, Grand Army Plaza, Montague St or on Dekalb in FG and listen to how many ppl speak one of the romance languages. So long as the dollar keeps getting weaker, these high prices in the most desirable nabes will hold strong bc BUYERS STILL EXIST!!

That being said, for those out there who want to own a brownstone but cannot afford to spend 2-3 mill in FG, PH, or south slope, I could see someone dropping 1.4 on this place. I mean, what are the other alternatives in this price range?

wasder - your point is well taken. i always thought of the dekalb stop as being in the fulton mall/almost downtown brooklyn area, but i understand how you could live in FG and be a close walk away. youre also cortrct that its personal preference in the end, and i guess for me being a 5 min walk to a 2/3 and Q/B and prospect park makes it more enjoyable. And i am highlighting that bc i live near this particular HOD.

perhaps im a little bit biased bc i live in PH, but i prefer PH over FG any day for a few reasons:

1) prospect park
2) subway options beyond the G and C trains.
3) restaurant options are much better, especially if youre on the PH side closer to flatbush, which gives you easy access to park slope's 5th and 7th aves, not to mention flatbush, vanderbilt and washington. In FG the majority of spots are concentrated on lafayette.


i know i know, FG has BAM anddd ITS CLOSER TO THE CITY!! blah blah

anyways back to the topic at hand, this house is really nice and should grab just under 2 mill, although if it were on the other side of vanderbilt further from underhill, i could see it going for close to asking.

I like this apartment a lot. Not the most ideal nabe, but close enough to everything in bk. If this can be bought for under asking, would seem like a steal. Given its proximity to the Nevins st subway, im guessing this would go for between 2500-2700 as a rental.

sam is totally on point. looking down the road, it certainly limits potential buyers including anyone who travels often. carrying a suitcase up and down 5 flights of stairs every time i go somewhere is not enticing at 600k, ok maybe at 500k - but still lets get some interior photos up!!!

definitely one of my fav brunch spots on smith st. great eggs benedict/florentine and the burger is very good as well. service is not so great and you usually have to wait awhile to eat, but the place is great for beingable to pull of that french/european vibe that so many ny eateries fail miserably at.

mamaroneck avenue is brutal, u really cant be serious? I havent been there in a few yrs (so maybe it has changed), but used to be filled with thugs, meatheads, and manhattanville college girls. Park slope has some cool spots, including dram shop, union hall, and southpaw (all of which appeal to diff crowds).

I used to live in westchester, white plains to be exact and have now lived in the park slope area for a few years. as to which one is better, there is no comparison. bk lifestyle is more laid back plus tons of amenities. for the younger crowd, westchester is so boring. there is ZERO nightlife up there. in fact, brooklyn is lively compared to westchester. there are like 3 cute restaurants in scarsdale, a few in tarrytown, and thats about it. and by the way, houses arent cheap around there either.

11217 is totally on point with the Q train. its so freaking easy! and that "31 minute" express train from white plains isnt that convenient when you consider driving to the station each morning, parking your car, etc.

I went with a friend to look at a rental on this block a few months ago. Not a terrible hood, but nostrand ave around that area is a little bit sketchy. Im sure there is potential here, especially being somewhat close to the park and the sterling stop - but not at an asking price of 724k. 550-600 sounds a little more reasonable to me.

I went to a concert (man man and yeasayer) there back in April. sound quality was avergae at best but pretty cool venue overall. nice size gym floor downstairs and a balcony with seats up above.

whoa, this is a pretty sick deal. decent hood, near subway 4 rooms, 350k??? AND its near the flea!! haha

i like this place. solid location, near park and subway. 629k is prob a little high for what appears to be a large BR + office type situation. I say if a buyer could snag this for 550-570k, it would be a good deal.

Pricing on this is out of control. 2000 sq. ft is far too small to justify this price. Maybe im not a huge fan of BH, but if i was working within this price range, id be purchasing an entire brownstone/townhouse in PS CG or PH for far less $.
