This will be a great place to live -- right next to Brooklyn Fare, subways, walkable shopping. State Renaissance Court and the other two towers going up on Livingston are transforming this into a residential area. early movers will be rewarded.

Next, the municipal building, and 111 Livingston should convert to ground-floor retail. Foot traffic in this area is off the charts.

SSR -- I am a local resident, and no, not the developer of the property. I made my comment about property values because of some pretty explicit statements to that effect on the blog you reference (see link below), but I recognize that there are other possible reasons to oppose a school.

Personally, I feel that schools are compatible with a high-quality residential neighborhood, and can promote their best aspects -- see Packer, St. Ann's, and most if not all of the UES private schools.

State St. Resident -- it may not serve your property values so well to call your street "very busy and very dangerous" -- also it's just not credible in downtown Brooklyn when you are surrounding by Atlantic Ave., Fulton St., Flatbush, Tillary, to name a few. be careful -- purchasing a contaminated lot can make you responsible for the full cost of an environmental cleanup, even for off-site contamination. the real way to do this is to hire an environmental consultant or lawyer to do a proper due diligence. the above posters are right that if adjacent properties have issues, yours may too.

Seems to me like the appropriate comparables for this type of building are DUMBO, Manhattan, and other highrise type areas. This is a big building, it's not a small Brooklyn Heights Coop, and I would guess the maintenance and other costs probably reflect that. As far as the location, that block has been greatly improved with the recent plantings, and there is a lot more streetlife recently (I walk by pretty regularly). Seems like a solid (if not bucolic) place to be, and a gorgeous building.

I'm sorry but this looks to be a nice building in a nice location. Livingston on that stretch is better than it was even 6 mos. ago, and will only get better (grocery on the way to Schermerhorn). good time to buy, assuming it doesn't go rental. :)
