You cannot have any food that caters to a lunch crowd, cause the neighborhood does not support lunch. Do not have sushi, too many sushi places. An upscale pizza slice place would do well. There is only Pizzatown in this part of 5th and it aint that good. Or a bar/Pizza place.

And I doubt the owners of the deli bought this. maybe the owner of the building, not the deli. Unless of course the deli runs an illegal numbers racket. Oh they do sell lotto tickets. I saw 20 Sterling. It was listed very aggressively at 1.8. The final sale price seems just about right for the house. The house needed a lot of work. I would have gutted it. But that is just me. You could have moved in with some work. This house with a new kitchen and baths would have sold close to asking.

Come on. Prime Brownstone Market is not A TOLL Bros. developement in a corn field in Ohio. This market is only affordable to the rich. The price drops that Miss Muffets wants is not going to happen. The rich are going to pull their money from the stock market and have cash on hand in the near future, sure prices will drop on some houses. Limited supply, demand is still there, some are sitting and waiting granted but that will turn around soon. Brownstone Brooklyn is desirable, more than ever,better than a condo on 4th. Ave. Real Estate in prime areas is a great investment, and now with such low interest rates, is even more so. Crap I wish I had a bunch of cash on hand I would be ready to buy next year.

MM-the reason the last NYC downturn took so long to recover was that there was a huge amount of supply. 1 bedrooms and studios no one wanted. No one wanted to move here either.Not so this time.Less than a 1 yr.supply. And if you are going to stay in your place for life why the hell do you care what the market is going to do in the next few years, seems like you should find a place you like and can afford and buy it already. Seeing that wine is basically used to promote the good life here in our great country, I did find it unusual that someone would complain about a wine bar being so close to their 2.5 million dollar house. 08-10 NYC recession=less than 1 year supply of housing.

Low interest rates too. When I got a mortgage at the tail end of the early 90's recession my rate was 8.75%. Next year could be a great time to buy, unless those ex Lehman bros become crack whores.

this house on 8th street is nice and on a not so great block. So the sale price seems great to me. Even after a discount during the sky is falling economic meltdown. I really do not give a crap what the case shiller index says or how the housing market in surburban Atlanta is doing or some crap condos in Vegas. Park Slope is a local real estate market if there ever was one. And I only see brownstones being more desirable, sure the prices will drop some. But if the great depression 2 is avoided, which it will be, then there will be a small correction in the market, but no way is it going to be 40% off prices now. And if this happens I will eat crow. The supply is too limited. And the old timers like me (HA) are not going to sell in a down market, cause I don't have to. My mortgage is 1/4 your rent. Suckers.

Ironballs, one thing you might think about is.. I have lived on my block in the north slope for 15 years, In this time the turnover rate for houses has been way less than 1 a year. Some on my block have been here longer than me, which I am assuming means they owe next to nothing on their property. SO I really do not see anyone cashing out when the market is going down, 2-4 family brownstones with longterm owners who live off the income. The house is their income so why would you quit your "job" in a recession? Supply has always been tight, this recession will make it tighter, people scared to make a move, unless they face foreclosure. I see prices falling for sure, but 50% is off the mark. People still need a place to live and Park Slope is one of the desirable places to live in NYC. It is not like the 70's. And if prices fall dramatically in the next year there is no way they are going to raise dramatically in the next year or two after that I think you are smoking some good stuff if you think a flip of any significance is going to happen in the next 3 years. But good luck if you do it.

Brownstones are in limited supply. Inventory is low. Prices will come down a little. Unless there is a total meltdown of the economy I do not see prime properties in prime neighborhoods losing too much value. Alot of people made alot of money in the past 10 years.

This is a great idea. My block has several properties that are horrible on the outside. Come on people your properties are worth up to 2 million dollars, though I would like to award properties for the ugliest front doors. Lots of those even on recently renovated properties. Make me almost want to live in a gated community with rules because all these nitwit contractors/developers have absolutly no taste. It makes me puke.

Thanks so much for continuing the tradition of making the NEW 4th Ave more hideous. You really deserve as many tax breaks as possible for your creative use of space and the beautiful choice of materials. What I like most about your building on 4th Ave is the ability to piss me off every time I drive by on my way to Home Depot to see the cheap doors that I know you also picked out at the same Home Depot. It is nice to know that a master like you shops at the same store as me who is just a smuck who never went to that mail order architecture school.

So funny that the service has not changed from the previous joint, maybe they kept the same wait staff. The restaurant that was here before Had the most obnoxious waitress I had ever encountered. She rolled her eyes and was a little pissy at the fact that my 80 year old father in law hestiated for about 30 seconds on what he wanted for brunch. And she was french to top it off, I wanted to kill her. Sorry Flatbush Farm I have never been back even though it was a different restaurant, but I guess from the other posts the service is about the same.

You guys are nuts about toilets. Toto toilets are the best. It sold me on my 10 mil townhouse.

I agree about the service. There are empty tables and yet it takes the hostesses a good 15 minutes to decide to seat someone. It is annoying. Its Like they cannot make a decision and they wonder around the restaurant like they have forgotten what they are supposed to do. Also need to get 2 bartenders. Wine is good but need more cheaper choices. Hey Franny go to Sip and buy some cheap wine. You gotta have more than one bottle on the menu under 40. That being said the appetizers are the best around. Beware of comps, I got some from a real estate agent, the problem was that 5 out of 6 were being renovated and thus showed a much lower selling price than what I wanted for my property which was in move in condition. So in my mind they are not really comps.

This kind of Home Depot renovation is happening all over Brownstone Brooklyn. From the small decisions like what kind of front door to larger ones like this.Contactore/developers spend millions on a property then make it look like some grandma who has a teddy bear on her sweatshirt did the renovations. It is mind blowing.

Smeryer418, I love change. But if you enter the bridge from Adams St. At tillary you have no choice but to go straight onto the bridge, you cannot turn left onto Tillary, which is idiotic and if you want to turn rightonto Tillary you cannot do that because to turn right you have to enter the service road in front of the Marriot which is about 1/2 mile back on Adams. Not only does this confuse people who do not know the road it makes the service road more crowded in front of the hotel which is bad enough with hotel traffic. So in a sense Adams street is just an extension of the bridge all the way to the Marriot. This makes no sense to me, So maybe you are talking about the entrance to the bridge fron Tillary st. Which seems to work fine most of the time except for the slow poke drivers who have a hard time making the sharp turn onto the bridge. Of course it would help if the right turn arrow could also last more than 15 seconds.

Good Luck turning right or left from the center lane as you approach the Brooklyn Bridge because you can't. Guess you will be on your way to Manhattan...but thank god for those trees because they will be sucking up the extra Co2 emmissions that you will be spewing because you cannot turn left or right.

Driving down adams street toward the brookly bridge is screwed up again by the DOT. You cannot turn left onto tillary you are forced to go onto the bridge. You cannot turn right either because you are not in the right turn lane(which is cut off by a divider that starts all the way back at the Marriot. This is so idiotic. Another screwy thing by the DOT that has been going on for a long time, if you are driving into Brooklyn from the Manhattan Bridge and stay in the lanes that feed onto flatbush you cannot take a left at Tillary and get right onto the BQE in front of the Fire Station instead you are forced to drive to Mrytle and make a left turn and back track to the BQE it is so stupid. AND if makes more of a traffic mess at Mrytle right in front of the TOREN.. Ha ha so much for a quiet night in your fancy pants little condo at the Toren. SUCKERS.

Practically anything done right could potentially operate in that location.

Unfortunately too many people don't know what they're doing and quickly fail. They also underestimate the cost associated with running a retail business and the nearly endless amount of work it takes to succeed.

If that block doesn't get tons of walk-by traffic, which I suspect it doesn't, the business will have to effectively lure in customers by providing a unique or superior product or service -- a very difficult goal to achieve.

What's the saying. . . "Nine out of ten restaurants fail in the first year"?
