I think they were spot on with 3/4's of the construction.. im still out to lunch with that top of the building.
This is like nothing ive seen in a long time.. newly constructed at least.

Just closed on a 15 year.. SFR. 4.5 no points.
Used a broker that came highly recommended.
Sometimes thats the easiest way to go.

brokers have a relationship with the bank reps, underwriters and the dummies on the inside.

@ Grand Army- It takes some appraisers years to build a book of business. They're clients are mostly mtg brokers and bankers.. and this could potentially ruin all the effort they put in to this point...even if they ran by the books. But i guess that's just the state of the industry as a whole.

There are cities around the country that would welcome new businesses no matter what the industry. The people who will work here are the same that built their palatial loft.

Every city still needs a working class. Anyone who thinks otherwise doesn't appreciate the city's true history and/or have never broken a sweat in their lives (aside from being in their spin class).

An appraisal is based off of recent SALES, not listings.
With that said, it's also not a reflection of what the market will pay.

You wont find that on the GFE. I am assuming that a 1st and 2nd are now combined into one loan? And that figure should be stated on the GFE.
The GFE is just you estimate of the cost.
Once at closing you will find plenty of docs concerning the consolidation.
