have your contractor purchase additional insurance policy for that amount. if i rem right, is about a few grand depends of scope of work.

let me clear the air for all, plumber charges by each fixture such as, toilet, sink, tub and ect. which going rate is bout 2-3k per fixture (nyc lic plumber). that does not include finishes such as tiles, and hardware. Roofers charge bout $25-55 per sq feet depends on what type of roof. Electrician charges about $100-200(union rate) per outlet, switches, fixture, data, voice and ect. Panel box are separate and amount of linear feet for bx. re gut 1 floor to include floors, walls, elect, kitchen, bathroom and ect is about $80k-150k depends on finishes. low end will be industry standards, and 150k will be high end with ton of mill work. According to rs means, is about $180-300 per sq ft of construction. (existing blgd)

It's gotta be those 2-3 drug addict guys who always break into car and houses over by vanderbilt area. they broke into my car and took everything down to my sons toys. they drive around in a plymouth wine color minivan. we gotta report most of this crime to the police and if not they will keep doing it in our area

Here is what you do, post a note in the lobby stating that only 5-6pm on trash days only. In addition, goto 66 john st and explain to the judge it was a new tenant or next door so they can reduced the fine to 75. I did it and it worked!

Try to use peel-a-way, bit costly but no dust. may take you few more sheets but works great. homedepot have it and so lowes. best of luck

We provide our tenants with current information from the city about garbage pick ups, recycyling etc and have a rider to the lease explaining that they are responsible for any tickets received as a result of their ignoring the rules. Without such an up-front arrangement, the LL is liable. That said, the bigger issue to me is that it's absurd and punitive towards small property owners for the city to fine so heavily over such a relatively minor infraction.

We have a friend who owns a house on Willoughby near the corner of Washington. About a month ago, someone broke into her tenant's apartment through a back window on an upper floor. She's been living there at least 40+ years and never experienced a break-in -- even back in the day when that area was comparable to Dodge City. In these times, it definitely pays to check on and increase your security measures, if necessary. Good for you that you prevented a hit on your home and that your "crazy" husband did not get hurt!
