Bannister repairperson?

I need a handyperson to do some repairwork on my stairs. Spindles are falling out, and need to be placed back in and tightened.

Windowns in Landmark Building?

I need to replace the 3 front windows in the garden apt. in my building...Is this a scary process b/c of the landmark commission, or will it necessarily cost me more b/c of the landmark statis?

can i relight my boiler/ hot water heater?

our basement flooded with the massive rain the other day, and our water heater (gas) was submerged about 12", and the house boiler (also gas) submerged about 4". are they safe to relight? thanks!!

co- op purchase

Thinking of buying a co op for a very reasonable price. Low maintenance $245 . Its an all cash purchase . The building has no mortgage,but it also has no reserve fund. I'm told its a very old co op (finish co op) It seems that the board is in a state of flux at the moment, Just a treasurer dealing with the maintenance etc. Has anbody dealt with this kind of situation? Any wisdom would be welcome.

I need a cover for my drain right outside my basement level back door....

So, this is the 2nd time my basement has gotten wet (the recent tornado is the 2nd, and the 1st was back in the huge storm in March or April a few months back) and its solely due to the drain that is right outside our basement level back door getting covered with leaves and debris that wash down the back steps from the yard to the drain, thereby covering the drain, and allowing water to pool right outside the back door. The water therefore has nowhere to go since the drain is completely covered with leaves, so it goes elsewhere, namely under the bottom of our back door and into our basement.

Where can I buy a cover of some sort that helps keep leaves and debris from getting stuck to the top of the drain, so that water can just go down the drain?

Right now during a major stom I have to keep my eyes right on that drain, and sweep away the leaves with my hand, which is no problem. But, if I'm not home during a major storm then our basement gets wet because the leaves just cover the drain.

Renovation site security

I have a renovation starting, I won't be living there during renovation. What do people do to secure the site. It was suggested that I see if there is someone on the block who I can pay to keep an eye on the property. Or is it just good enough to secure the property.

What companies will write insurance on a NYC brownstone being gut renovated?

I am shopping for home insurance on a brownstone I am in contract on and will be closing on in a few weeks. It needs a gut renovation, is a legal single family (and I will be using as a single family) but has no current C of O.

So far Travelers, AllState and Geico won't because of the renovation. I am waiting to hear back from Chubb and Liberty Mutual.

Any suggestions of companies that will? Or brokers that you have used for similar who would know who does? I am hoping I can get at least 2 companies so I can price compare.
