I like the Ditmas Park area. few friends bought, so far i heard it has its value . which could be better for resale. but before that, you should think to offer them . and economy is really bad , hopefully the sale price will get better in future.

Hello I like to recommend -Akram- 718-666-7679. he is professional in the masonry field. he provides good refrences upon requests. and yeah i aggree with the person above me . it will require them to do it in a warm temperature.

My neighbor is having their stoop restored by Innovation Contractors, just like you planning to do. I am currently having a contract with them also.. they are restoring two stoops at the same block. and there unique and reliable to work with. when i come home from work . i have always seen them clean after the work. and their work is more then perfect. i suggest you give them a call. 718-666-7679.

I'm an Architect in NYC and have used Triboro Waterproofing over the years both professionally and on my brownstone renovation.Their primary market is in Manhattan renovating brownstones facades/stoops/cornices etc) in the upper West side .
THey did an excellent job on re-pointing my brick (I'm attached on one side only), rebuilding my chimneys (collapsing) and building garden walls in backyard as well as a patio.THey are slated to do my brownstone stoop as well this summer.
THey performed work as per all written specifications and I specd all historic mortar and products- Cathedral Stone is what I used.
Mahmood is excellent business man, courteous, punctual and professional.Good guys.

not sure what you mean by brick repair.....
but I have always used Shahab Udin at 646-523-7155 or home#718-8513224 for masonry.
He replaced section of brick that was cracking above my main entrance door where original lintel or whatever it is called above the door had failed and worked well into night that evening. Has also done my sidewalk, removed section of back wall to install sliding glass door.

Kensingtonian - do you really think 15% off the asking price would work in an area where it's mostly coops and priced well per square foot?
more so, i understand you don't think it's worth the price but such a large apartment in your view should be 100K less? just trying to get other peoples opinions

jbb, I happen to believe that the market is going to recover BUT I am still a little bearish on real estate and the price for the apartment tends to mimic a price at the height of the market for this place. Therefore I think giving a strong offer of 15% less than ask for this particular place is warranted. If you told me it was asking 400-425K I would tell you to jump on it immediately.

Ditmas Park is fantastic. I bought in Ft Greene in the nineties and lived there since 81 and Ditmas reminds me of Ft Greene. It is downtown and is alot safer but it is up and coming, beautiful, safe, on good train lines, and worth the money. I bought here a couple years ago and everything is holding and the neighborhood has more services and people are friendly ( except for a couple old bags in my building). It is close to the park and you really can find parking.

I would think long and hard before buying any co-op unit regardless of the area. When it comes time to sell, the board can reject your buyers for any reason. All it takes is one or two determined board members. Case in point: We had our all-cash buyer with solid income rejected in early 2009. No reason given of course. Ended up selling many months later for a much lower price. No matter what your broker tells you, this happens in not only Manhattan but also in brownstone Brooklyn. People (sellers included) just don't talk about it. Buy a condo or a house instead if you don't want to watch your home's value plummet as you try to sell. Co-op as of today is a flawed system imo. Good luck whatever you do though.

it could possibly cost you $6000. $7000.and depends how long your willing to keep.and your contractor is liable for the bridges. but i suggest you call few other companies, so you get the best price.
