Empty Lot - Hanson & S.Portland?
Does anyone know what is expected for this empty lot on Hanson Place between S. Elliot and S. Portland in Fort Greene?

I've looked all over Brownstoner and elsewhere, and can't find the answer.
Currently there appears to be a number of trailers set up related to some health care service.
I'm not savvy enough to figure out how to read all the permits on the site to do some more investigating. Any advice would be appreciated.

It's also "semi-private" - I'd be curious what that translates to. So, it's shared yard v. private deck.

Ditmas - the location of your linked apartment is admittedly better, but it's a tunnel - like living in a subway car.

I'm pretty sure the third floor went into contract at just above this asking price last year. Granted, that floor had roof rights. But, this one is a bit more polished, and still has a little outdoor area.

well phed - the house next door is the one that used to have a black garbage bag window for the last two years, although you are right, if that picture is current it has apparently been fixed - but that doesn't say much for the care the neighbors take of their place. and as for the modern building, i'm thinking that may have been sarcasm, but if not, you may as well move in next to a mechanic's garage - that guy has no less than two vintage mercedes spewed across the driveway/sidewalk/ in pieces at any given time.

The location isn't that bad. The housing project is down by the park (and I don't think it really affects the attractiveness of houses on the East side of the park or directly across it) and the walk to the train is probably 8-9 minutes (that's adding a minute for the extra block from my place to DeKalb) - if that's monstrous, it's time to hit the gym. Nonetheless, I suppose I am just playing devil's advocate. The bigger problem with that block is the lack of trees, those two neighbors on the left in the photo, and the church on the other side that is notoriously loud.

I too had to read twice when I saw it is supposedly undergong a "gut renovation." It looks mint as is, with a tasteful amount of great original detail.

My landlord lets me put my bike on his gate, in front of his garden level apt door (!) and over the original railings in his (nicely restored) turn of the century house, and I really like him because of it. Bottom line, if he didn't for whatever seemingly valid reason above (without at least trying to find something that would accomodate both of us) I'd think he was a dick.
Your tenants are humans like you, and you should be able to talk to them about your concerns and see if you can both figure out a way to make you both happy. Don't be a tyrant.

agreed, rookie. without a character attack DCB found necessary, I actually don't get your math either. but, my opinion is that the numbers, both for renovation (that place is a mess) and post-reno sale (if done right), would be higher. nonetheless, the current asking price is nowhere near what would make this a worthwhile investment under either of our calculations. I guess you were hoping for a severely discounted price?

I also agree that a million dollar apartment is in absolutely no way commensurate with the type of money necessary to afford a maid. Not even close.

I wrote a long entry that was snapped up by this new comment review process, but in a nutshell:
I saw this place about 2 weeks ago, and thought it needed a lot of work. mainly, the floors and stairways were significantly sagging and sloped. top floor has ceilings that meet the floors except for the room and the center of the peaked roof. basement was direct from a horror movie. and the rooms were chopped up awkwardly. I think this is going to be a half-mil plus reno, and is not a DIY job at all, unless you are an experienced contractor.
the enormous windows on the parlor floor were amazing. the garden, which is pretty small b/c of the extension, is impressively green and lush feeling, although overgrown (and a large water feature chews up a lot of space).
with that said, it's a beautiful building, and it would be great if someone with the time and money to restore it to its original beauty got a hold of it. if restored right, I think it could get more than the estimates above. but, you're going to need some serious dough on hand to get it there.
Interested to hear if you agree to this assessment of your new home, DIBS.

I went and saw this house about 2 or 3 weeks ago. I think $4-500,000 is underestimating the costs of refurbing. ALL of the floors are nearly destroyed and sagging, the staircases were reminiscent of slides, and all the rooms are chopped up in the strangest arrangement. The exterior is truly the best part at this point.
The top floor has "full height" ceilings only for the one bedroom in the middle of the floor, the other two (they didn't call bedrooms, appropriately) have sloped ceilings that go down to less than 4 feet, if I remember correctly. And that basement, it made me sad to think that people were clearly living down there.
As for the garden, which was actually pretty amazing, albeit overgrown, it was severely cut into because of the extension off the back of the house, and has some water features that limit any standing space even.
It is a beautiful place, though, and if someone has the patience and means ($) to make it shine again it will be truly amazing. The practically floor to ceiling windows on the parlor floor were spectacular. This is no DIY job by any means, unless you are a seasoned contractor.
I'll be interested to see if you agree DIBS.

PKsloper - Fort Greene does not at all fit in that list of three. Any chance you read the NYTimes? It's the "it" neighborhood now, for better or worse. You could get a fixer upper one bedroom for that much, if you want.

dibs - actually, I'd argue it would reinforce it. without invalidating this friend's experience (and I'm sure I'll get a rampant response to this one), I'd be interested to hear what actually formed the basis of her positive conclusion that he'd been following her. short of an admission on his part, i think that his presence on the list contributed at least partially to the conclusion. it resolves any ambiguities in the favor of fear-mongering, which is the unproductive form of awareness.
i am very happy that your friend is safe, but she should be wary of anyone following her, regardless of this list.

although I imagine I'll be the minority, while I understand the knee-jerk reaction to the horrendous nature of sex-offender's crimes, any potential benefit by this is outweighed by the invasion of privacy, "witch-hunting", and other violations of the rights of accused. the list conjures up images of each of these individuals violating a small child against their will, and waiting to do it to yours, which is in no way productive. I would hope in the end that parents will still be thoughtful and aware parents, and won't rely on a system that further shames criminals and ostrasizes them from society. It also is at odds with the intent of our legal/incarceration system as a means for rehabilitation.

since moving to ft. greene I've been really disappointed that there is no good indian food. saying this place is mediocre is being generous.

The only part of my experience at this restaurant that stuck with me is that they were totally unwilling to accomodate someone in our party with dietary limitations. I can understand it is difficult to run a restaurant, and you can't make each dish particular to each diners' whim, but the request to serve simply pasta with olive oil (they are already cooking pasta for menu items) was not offered. One in our party could only eat the bread and asparagus, and as a result I don't think anyone really enjoyed the experience.
Otherwise, the food was good, but nothing unique or incredible. This place is severely overrated.
they block off all the side streets in the area, only to park their trailers right on DeKalb so no buses can move in the morning. total bummer.

not only are the bathrooms ridiculously small, they are both placed awkwardly. One at the entrance and the other looks like it's off the "dining room". The pictures aren't much help, either.

whenever bike safety comes up, all the drivers point the fingers at cyclists, as if all the drivers in the city are actually responsible and respect the rules of the road. so, once bikers start following all of your traffic rules, will all you drivers stop going 50 down thin one-way streets, running red lights, and swerving all over the road? I still think what makes roads most dangerous for pedestrians, bikers, and drivers themselves are all the terrible and aggressive drivers in this city.

daveinbedstuy - normally, "local" with reference to food sourcing is anything from a 100-400 miles radius (depending on who you talk to), which in any case includes a whole lot of farm land upstate, on LI, in NJ, and in PA.

c'mon qis4suincy, did you even read the article that you provided a link to? "One of the two unidentified victims was stabbed in the arm and the other was slashed in the back, witnesses said. They were taken to Woodhull Hospital and are expected to survive, police said." And, to be clear, they had a specific intended victim, so this wasn't random violence, like your random comment.
I'm thinking maybe one of the reasons Mr. B is requiring us to register user accounts now is so people stop posting such sensationalized (and inaccurate) stories of violence in our neighborhoods.
