Old Slopers Vs. New Slopers

I am an Old Sloper and have been living in park slope for 40 years, I am tired of people moving to my block & trying to run sh!t. If you don't like that my grandkids and the other kids from the block hang out on the stoop at 9pm get packing because the same way u bought your home my family & I have bought 5 buildings on the block & have several more in park slope, and we have the right to keep the "Hanging on the stoop" tradition going. We were here before you & we have our own so to speak "Customs". Remember you bought a home in the city not some small suburban town. The same way I told my kids when it was time to come inside & when to keep the noise down is same way their parents & I will tell them, so mind your business or go back where u came from.

Whether you like it or not., we will still hang out on our stoops, throw noisy block parties, play wiffle ball, open fire hydrants (with approved FDNY Sprinkler caps of course), etc.. Deal with it and stop calling 311, obviously you are wasting the NYPD & FDNY’s time, they come by & don’t do anything because we are not doing anything wrong, they laugh (at you) & leave. Didn't you as kids have fun in the summer wherever you grew up? Welcome to City Life...

I recommend Liberty Pest Control... Speak to Juan or Greg. They have handled an 8 Family bldg in Park Slope for me and have done a superb job, make sure they send you Dominick, he seems to be the best of the exterminators working for them. The Fogging and spreading of what they call "The Dust" into the walls every few feet did the trick...

We went thru 5 other exterminators over 2 years before liberty fixed the issue...

I paid less than that for a Mitsubishi Mr. Slim Split Heat Pump/AC unit, though only on 1 floor, 2 rooms. I am a general contractor, and had one of my subs (A&W Cooling) install the unit, then I had my electrician wire it up. Total cost for install & wiring was $10,000, I dont think a little more piping should raise it past $12, 13K, you can call and speak with Christy, tell them Al Rosario sent the recommendation. Sounds like this would be a "building super", and yes there is a license requirement for supers, one regular & one with a boiler permit with a cert of fitness from the NYFD. Does this help?

I'm working with him now on a whole-house renovation with 1-story addition. The goal is to achieve both greater sustainability and livability on a tight budget. Without David I couldn't possibly have navigated all the paperwork involved in changing the C of O from a 2- to a 3-family, not to mention sussing out the credits for reducing the carbon footprint. The job has just gone to bid. I'm very impressed with David's knowledge of sustainable renovation and attention to detail. He listens closely to what I'm trying to achieve and has added greatly to the design. And his partner Audra Manzano has been helpful beyond imagining in pulling together all the details involved in selecting tile and wood and lighting and fixtures.

I'm probably going to blog this renovation on Brownstoner once we get going. This may be helpful to others going through the same process.

Filing:
If you are doing anything other than replacing the existing plumbing fixtures in kind on the existing plumbing roughing the job should be filed. Often, the work that you are describing is filed by the GC's licensed plumber as an Alteration and Repair Application.

Pricing:
One strategy is to have the contractor break his bid down by trade, for example: demolition, carpentry, waterproofing (you need some)plumbing, tile/stone, electrical, glazing, genral conditions, profit and overhead. Also, have the contractor include a time frame for his work.

It is hard to armchair quotes like this, but it sounds within bounds of a reasonable cost. Of course you could find cheaper, and certainly more expensive, too. But I would recommend not letting price be your sole guide when choosing a contractor, or any sub. Quality, reliability, honesty, and follow-through-itiveness (er, yeah, don't look that one up in the dictionary), and good communication skills are just as important.

Sounds good to me. Are they licensed and insured? I believe they are correct about no permits needed, since you're not moving any waste lines. You can double check on the dob web site. I'd be sure to see some examples of their work before hiring them, and personally I'd be most worried about their tile installation skills, since I see a lot of sloppy jobs in NYC. Also, are they putting in water-resistent wonder board and all that. If the place is old, you might find problems such as rotted out floorboards and old pipes that fail back to the stack.
