I'd like to do a combo glass door/wall of windows (far in the future when I can afford to), and I have some preliminary questions for people who have made this change:

- How do you keep the room from being cold with that much window exposure?
- What have people advised you in terms of security? (We've been burglarized once, then I installed bars in the windows.)

Keep in mind that Brooklyn mosquitoes come straight from hell so you need to make sure you get good screen doors with that setup or you will never actually open them up.

I've installed Bliss-nor Am windows in various projects and they are beautiful and very well insulated. The are a bit pricey but cheaper than Hopes and just as nice. The have low and clean profiles so the frames won't be so large like aluminum doors. The installer is Wayne Conklin for the NYC area and he's a nice guy to deal with but you'll have to go through a contractor for his work usually.

Harlem...converted SRO to 4 family, as well I have gone through this process for 3 other buildings (2 of them from SRO to 2 family, 1 other to 4 apartments).

just remember when it comes time to talk numbers, insist that you will hire your own expediter so remove that cost from the architects fee in the approval phase and construction phase.

would you let the bank hire your mortgage lawyer???

Hi
After years of looking I have found Silvia Benelli. She is not overpriced because she is very fast worker . She gets done in one hour what others take for ever. Very precise. It does help that she is Swiss. Everything was researched before you get to construction. The contractor got the work and never called me once. I repeat NEVER. The job was done at the price I wanted. She is not married to her own style she will do what you want.
