I agree with ClintonHillGal. We had a tenant with a cat and we had to air out the apartment for a week after she left. Cat urine on hard wood floors is a nightmare! After this we no longer allow cats OR dogs for that matter. Our current tenant does have a fish, however. Maybe you should look into a fish, I'm sure your LL wouldn't mind. :)

Service and food leave a lot to be desired. Have they fixed the leak in the ceiling yet? I can still remember seeing the water running down the walls and the smell of dirty, wet carpet.
Looks like the house next door is vacant and boarded up. Be sure to visit this block after dark, to make sure that you're comfortable here and that the house next door isn't a haven for late-night activity.

Vinca - I was thinking the same thing. Why would the LL even bother to give an explanation for the rent increase.
OP - If you feel that the rent increase is unwarranted, try to negoitate a smaller increase with your LL. All he/she can say is no. Keep in mind that utilities (water, gas, etc.) aren't going down these days.

Yes exactly bkny! I live in Stuy Heights and see this all the time. People from other locales park in the area to be close to the A train at Utica. I especially love seeing them getting into their cars (with Virginia tags) after the leaving the subway after work.

Chaka - I don't believe Art is referring to the people you know. The facts are that most of the people with out of state tags, live in Brooklyn full time. They are trying to avoid the registration fees and higher insurance rates of NY State and NYC. Insurance rates are based on the zip code where your car is parked/garaged at night on a regular basis. A full-time Brooklyn resident who has an out of state registered and insured vehicle is committing insurance fraud.

bxgrl - I believe the parking permit would allow access to park on a number of streets surrounding your residence, not a specific parking spot. I may be wrong, but this is how it works in DC. The city is divided into zones and you are able to park in the zone in which you live without having to move your car every 2 hours. Parking is still first-come, first-served where ever you can find a spot in your zone.

Paying a nominal fee to park on the street is the same as paying a fare to ride the subway. You don't "own" your seat on the train when you sit in it after you pay your $2 fare anymore than you would "own" a parking spot on the street after you bought a permit. Fair is having to "pay to play" for a subway ride or parking permit.

Bxgrl - Have you read the bill? What taxes are you referring to? The bill states "monies generated by the sale of residential parking permits shall be credited to New York City Transit, an agency of the Metropolitan Transportation Agency, State of New York, and shall be utilized for the purpose of upgrading and improving the New York City subway and bus system".
So drivers are actually paying the for public transportation that you use. If you don't need a permit, you don't pay.

Sorry, but I'm all for this. I lived in Washington, DC for 7 years and this worked well there. Allowing parking permits to be purchased by residents of the immediate area who actually bother to register their car in NY is a great idea. Why should people who illegally register and insure their cars in cheaper states (North Carolina, Virginia, Georgia, etc.) get the benefit of parking on streets that people who follow the rules pay for. If you don't bother to register here, pay up and get a spot in a parking garage!

Yes -- we had a similiar situation where a shareholder (had no mortgage) was renting his unit, collecting rent and not paying maintenance fees. Unfortunately, the family renting from him was evicted.

They don't take reservations, so be prepared to wait if you go at a peak time.
We had the same problem as pickles. We used Top Down and it was also $125. They came within an hour of us calling, I would recommend them as well.

Yes DIBS, you are correct. This house is outside of landmarked Stuyvesant Heights. I've actually been inside of this home. (It was on the Bed Stuy house tour this year.) I think it was renovated beautifully if you enjoy modern design, although not my personal preference.

My suggestion is to have zone parking. This works so well in DC. The way it works is that each neighborhood is assigned a zone number. When you register your car, this zone number is included on your registration sticker. Street parking is limited to only 2 hours for parkers who park outside their home zone. Therefore, people who actually live in the neighborhood (and legally register their car in NYC) always have parking available to them. The majority of the parking problems come from people who live in NY and have illegally registered their cars in states like New Jersey, CT, Georgia, Virginia to avoid paying the NY registration fees and insurance. The city would make tons of money if all of these people actually paid to register their vehicles in NY...and even more money on parking tickets for the ones who didn't.

Rob - The subway system in Washington DC works like this already. The farther you live from the city, the higher your subway fare. The only way this can be enforced is having to scan your subway card both entering into the subway AND exiting the subway. Anyone who has ever commuted via subway in DC can tell you this leads to severe congestion in the AM rush hour, as some people don't have enough money on their cards to exit the turnsiles! This would not be a good move for NYC.

A good referral source is your fellow block association members. Often times people on your block know people who are looking to rent in your neighborhood. I rented my rental unit in Bed Stuy (near the Utica stop on the A/C train) this way.

I was in line at the Riley Dent Senior Center (Fulton & Marcus Garvey) in BedStuy at 5:45am and didn't leave the polls until 6:30am. I second sslopemichael, definitely look up your election district so you'll know which line to stand in once you get there.
