I would like to suggest that you call Kijana Wright, at Wright management and Consulting. I used them when my GC left me high and dry, and he really got things done. His number is 9175446791 (i think) but I know his email his kwright@thewrighthelp.com. Good luck and remember its a process.

You amy want to try Wright Management and Consulting, they are a family owned business, and do a decent job. They have been managing our building for three years. There have been some problems but for the most part they are very good. There number is 347-789-6550.

They manage (mis-manage is more like it) our coop and I find them to be disorganized, non-communicative and ineffective for even the simplest things.

I've worked with Steve Kessler at Grogan on projects where I was the architect and he has always been extremely helpful, efficient, etc, even in situation with conflicts between neighbors, and such that got quite problematic. I'm not saying use them for this condo, but I certainly do not find that madamlee's comments are echoed by my personal experience and I assume there is another side to whatever story is being told there.

Just to chime in re: Andrews. When our building hired them, they touted their extensive network of problem-solving professionals they were connected with, and yet when we needed someone to fix something, we seemed to be on our own in terms of finding qualified professionals. Personally, I had several bad experiences with Andrews, in terms of not following up on problems, one of which was a very bad leak from an upstairs apartment. I no longer live in this building and hear that they've improved, but, imho, if you can self-manage, it's really the way to go.

How old is your building? If it is pre 1900 or so, this is really important--

I have a post about how to deal with the spalling (i.e., disintegrating) brick of my interior exposed brick walls, and I thought I'd mention this here just to forewarn you...

It is really important that you make sure whomever you hire does not use a cement-based mortar to repoint/repair the wall after the plaster is taken off. Most contractors do this. In fact, most people just repoint/repair their bricks with cement mortar and/or put non-breathable coatings on the walls to ward off the dust. Both of these things are very much the wrong thing to do if your building was build 100 years+ ago. For buildings that old, lime based mortar must be used. It is considered "sacrificial" mortar, which means it has a limited life (I think I read about 40-50 years) and will need to be repointed then. It is more porous that brick and is what allows the wall to breathe and evaporate off any moisture. If you use cement, the bricks are forced to "breathe," which will cause them to start to disintegrate (spall). It gets messy, and it slowly just keeps going. A lot of people just thing it's because the walls are simply old, but it shouldn't happen if you use the lime-based mortar...

I learned this the hard way! And, btw, it is very hard to find a true mason who knows/follows this, and most contractors know nothing about it.
