Hi There
I moved into my current apt building at the end of May this year and there have been on and off problems occuring in the building. The most serious one was the couple of fires that were set on purpose over the summer - one in a vacant apt right next door to me.
All summer long there had been renovations of vacant apts in my building while tenants who had lived in the building had been complaining of needing repairs for years. I just thought well ok, they must be renovating because they were going to rent the vacant apts to some new working tenants as the broker who I signed the lease with told me was the management's plan.
Well close to 4 weeks ago, there had been a frenzy to fix these apts up (there had been a slow down over the summer), then bunkbeds, kitchen sets and other furniture were being set up in these vacant apts and a security guard (which we never had) magically appeared in my lobby with a sign-in sheet. When I asked what was going on my neighbors told me that they were now going to use the vacant apts for shelter people. When I heard this my mouth dropped. Management never informed us and the super had to know what was happening because he was also putting together furniture but kept us in the dark.
We know nothing about these people and I am infuriated this is happening. I have nothing against people who need assistance from the shelter system, but this is more than what I had bargained for. MY family and I survived nearly being burned out of our new apt, but I am not paying rent to be housed with people in the shelter. I am surrounded above and on both sides of my apt by these people and some of them are noisy and inconsiderate. I had learned also that the management company had some financial problems and We figure that bringing in shelter people and the money the city pays by the day is more lucrative from a financial standpoint rather than us hard working people.
Some tenants in my building are concerned and we are trying to figure out the best course of action i.e. media and contacting our elected officials.
Has this happened to your building? What would you do in my situation? I have children to worry about and I have another 6 months on my lease. Is this even legal?

well I would imagine that any normal bank will look at the debt you have, at the value of the apt you "own" and then decide if you can borrow. If you owe 850kon a 500k apt you owe a lot of money you don't have. Why would any bank lend to you, and who would refi that mortgage. No sane bank would. Your FICOmay be fine, but you ability to borrow is still massively impaired. Oh and BTW when your existing guy realises that you are trapped in the mortgage you have wait to see the crap treatment you get from servicers etc, because they know you can't re-fi away from them.
If you default, you get put in the penalty box for 7 years and then all's fine, as far as I understand it. So default, rent and save for 7 years and then you can borrow again or carry on paying a multiple of what your property is worth for 30 years and hope prices come back. Seems like an easy decision to me.

We are trying refinance our Bed Stuy brownstone and our appraisal came back with an absurdly low number (37% less than 2006 purchase price). Property values in our section of Bed Stuy have held up well with recent sales on our block 7% less than our 2006 purchase price. Our neighbor across the street has their house appraised 3 months ago and it came in a 6% below our 2006 purchase price. Not bad considering the economic situation. We have given the broker/bank a list of recent comparable property sales to support a higher value, but have not heard back. Has anyone been in a similar situation and had the bank make the loan eventually? We are trying to decide whether we should give up with this application and reapply with another broker or keep waiting. It seems getting an accurate appraisal is a game of chance. Thank you for sharing any of your experience.

Do you want to cut directly on the counters? If not, try Waterlox. If so, I would think mineral oil would be the easiest and most economical treatment. We have butcher block but don't cut directly on it (I actually like the way it looks more than I need the convenience of the surface)
