I grew up in Brooklyn Heights, lived in SOHO in the mid 80's, Tribeca in the early 90's, moved to Fort Greene in the late 90's and would never move back to Manhattan. I, too, only travel there for work and hate it. Downtown Brooklyn is now akin to early SOHO, Tribeca before money invaded and culture once existed. Manhattan, thanks to Bloomberg, is soulless. Brooklyn is seriously where it's at. Don't understand why you'd want to live in Manhattan unless you're a Russian billionaire with not class or taste.

Lovely block. Atlantic b/w 3rd & 4th has been a nightmare of sorts but gets better each passing month. Rents must be lighter than other areas of Atlantic and, as such, will draw more cool shops. I believe a Halstead is opening here too. Too bad. This is a great area thought with easy access to all subways and 5th Avenue. Property prices here should continue to increase in value.

Prices in Prime Brooklyn will not go down. Sellers will allow 10% below ask in BH, PS, CG, CH, FG but that's about it. Moreover, others like myself will not sell in this environment, but, rather wait out the storm, thereby greatly reducing inventory. There's nothing new being built, unlike Manhattan, I don't see miles upon miles of high rises ino ur future. Those 4th Ave condos are already turning rental which is to be expected, further reducing inventory. Blokes from Manhattan will move to Brooklyn as will retirees from LI and Westchester. We're all good in this neck of the woods. Fo' real.

To what do you disagree? Is it that you don't believe in the future of Brooklyn & the high possibility of increasing prices or is it that Brooklyn is destined to be Manhattan East within the next decade. Progress cannot be stopped. We are now 14 months into the Credit Crunch and Brooklyn continues to boom.
Eric Dinallo is making great strides with the monoline insurers to work our way out of this mess. If Brooklyn hasn't crashed, it most likely never will. Rather than seeing 15% increases year in an year out, we are more likely to see sustainable increases of 5-7% with the outliers being BAM & Downtown which could see 10%. Remember, markets never bottom on great news - alway bad news. 14 months of bad news me thinks signals a bottoming process by Q2 2009. By then, Brownstone Brooklyn will have gone up another 5%.

I spent the summer of '87 subletting a loft on Mercer with some friends. Good times back then as the are was cool & edgy. Rents on Atlantic will skyrocket as more and more established "boutique" shops continue to open. The next logical expansion will be between 3rd and 4th as we're already seeing some displacement of olde school tenants. The Arabs will probably sell out next to the likes of Steven Alan kind of stores. Koz Paley sees the writing on the wall & is doing a beautiful renvoation of her 6 building calling it the Atlantic Gardens. There's money to be made in these parts. It's only logical that houses & condos in Boerum Hill, Fort Greene, PS will continue to rise at a clip of 5-7% in coming years and maybe even as much as 10% once the BAM Cultural District comes to fruition. Right now, Atlantic Avenue is about as close as it comes to the NY we all knew & loved in the 80's. It's now moving into it's early 90's Manhattan stage. It's all happening, folks

I'm alsoliking the way Brooklyn is starting to shape up. Reminds me of late 80's, early 90's Manhattan. It's going to be a fun ride over the next decade. It's only logical that rents and housing prices near transportation will skyrocket in coming years. Boerum Hill, Forte Greene and Downtown will all be huge beneficiaries

That ugly building next door which, I believe, contains McD's & Applebee's is destined to be torn down as well as all those fugly buildings near Fulton Mall. It only makes sense as this particular area of FLatbush lay directly between the Oro, Toren, & Metrotech area & the far end is BAM. Flatbush is slowly transforming. Once, the DOT builds some median traffic planters on the street, traffic will decrease a bit as a large majority now becomes 2 lanes in stead of 3. I like what I'm seeing & I'm glad this is a rental

Schermerhorn is where it be, son. This stretch will turn into a nicer, cleaner version of Chelsea 6th Avenue. I know 'cause I lived in SOHO, West Village & EV in the late 80's - mid 90's. I saw it all. It's all happening. Downtown & Boerum Hill are hott. It's not so expensive as Cobble Hill or the Heights that no one can afford & it's not lame like PS or Carrol Gardens. Fort Greene, Downtown & Boerum Hill are becoming extension of Manhattan. Start buying in these neighborhoods b/c it's be happening right now. Look at what's going on Atlantic Ave b/w Nevins & 4th. RH: What does the 80's era of Boerum Hill have to do with Bed Stuy? Nothing. Two very different neighborhoods. I can only imagine the 80's period of Bed Stuy. Probably similar to Eddie Murphy's arrival to NY in Welcome to America. Now, talk about urban blight. In the 80's Fort Greene & Boerum Hill still had an element of educated folk & proximity to the city. Bed Stuy has none of that.

Just drove through BedStuy in my ride. That neighborhood is WAC, son. Peeps be playing dice on their stoops & drinking 40's in broad daylight. Mostly able-bodied Negroes like myself. Staten Island is more likely to get gentrified with all the Brooklyn Ex-Pats than will Bed Stuy or Crown Heights. The projects and the Hasi's aren't going away but the guidos may entertain the idea of moving to Long Island, Dirty Jersey or South Florida.

Fort Greene has always been great since I've lived here (late 90's). Prior to that, I grew up in the Heights & bounced around lower Manhattan after University. Fort Greene, Downtown and Boerum Hill are much like lower Manhattan was 12-15 years ago. Very Cool. On the flip side, dirty, crime-ridden Ghetto Bed Stuy will never be cool nor gentrified by educated white, blacks and asians. Just not happening. Enjoy your Pawn Shops, Check Cashing joints, Kennedy Fried Chicken and the crime by the Project Boyz!

Place is very nice but location is mad ghetto. Murders and beatings all the time in Bed Stuy. Not a safe hood. I'd say $350k for the 750 sq ft place and $425k for the 971 sq ft and even those prices are pushing it. This ain't Clinton Hill folks.

This is good for my property value too. Now only if they can find a way to demolish the Meth Clinic, Pawn Brokers, Jewelry store & Check Cashing joint on Flatbush & 3rd, this area will get a whole lot better. All those buildings and stores are blight but I figure the BAM Cultural District can only get better and as property value in this area continue to rise that block I just described will be worthy of a tear down. The city should use imminent doamin & give that block to BAM. Also, when are the planters getting built on Flatbush Ave. This are has the potential to eclispe to Lincoln Center in due time assuming it's done with heart.

I'm liking the way Brooklyn is starting to shape up. Reminds me of late 80's, early 90's Manhattan. It's going to be a fun ride over the next decade. It's only logical that rents and housing prices near transportation will skyrocket in coming years. Boerum Hill, Forte Greene and Downtown will all be huge beneficiarys

Montrose Morris is right about atlantic being similar to SOHO in the 80's. I spent the summer of '87 subletting a loft on Mercer with some friends. Good times back then as the are was cool & edgy. Rents on Atlantic will skyrocket as more and more established "boutique" shops continue to open. The next logical expansion will be between 3rd and 4th as we're already seeing some displacement of olde school tenants. The Arabs will probably sell out next to the likes of Steven Alan kind of stores. Koz Paley sees the writing on the wall & is doing a beautiful renvoation of her 6 building calling it the Atlantic Gardens. There's money to be made in these parts. It's only logical that houses & condos in Boerum Hill will continue to rise at a clip of 5-7% in coming years and maybe even as much as 10% once the BAM Cultural District comes to fruition. Right now, Atlantic Avenue is about as close as it comes to the NY we all knew & loved in the 80's. It's now moving into it's early 90's Manhattan stage. It's all happening, folks

Perfect location as beautiful State street is 1 block over, Fort Greene park is walking distance, getting-better every day Fulton Mall is walking distance & the BAM Cultural District will soon be the most amazing place in all of Brooklyn, if not NY. Truly great addition. Schermerhorn is ripe for development. It's like Chelsea in the late 80's, early 90's
