Actually the marketing is poor. The pictures are terrible--why don't you ask the broker to spring for professional photos? And yes, you need to de-clutter--why didn't the broker tell you that? Your other problem is the maintenance is high--nothing you can do about that except to not say it's "low" in the description.
You should have gotten offers two months ago, but the price was too high. Now, unfortunately, no one is buying. If you can't hold on until after the inauguration, you'd better rent.

It is NOT illegal to advertise the school district. Brokers have been sued for erroneously advertising that a property is within a certain school district (yes, the notorious 321!)

Not true! I did--when I bought my place.
You can also legally take over the rent stabilized units for your own use. It involves some paperwork but you don't have to pay off the tenants.

It would be nice (and less annoying to us residents) if the city would charge productions for their film permits. It would put alot of $$ in the city coffers and they wouldn't have to raise our property taxes 7%!

Although the non-sushi food was good, I stopped going to Geido because the service was so awful. Not just incompetant, but downright rude. If you're a regular you don't have that problem--if you're not, just hope there aren't many "regulars" there that night or you'll have a hard time getting service (or a seat).
Taro is far superior for sushi, and Gen on Washington much better for other Japanese food.

Wonder what the lien is on that 8th Ave coop? I almost bought a unit there in '98 for $75k, but decided it was too small and bought a larger one down the block. 2nd floor combined front and back units sold for $840k in '07 according to the Shark.
The thing with auctions is it's mostly investors who buy there and they end up paying close to market anyway--you wont be getting that Livingston St building for no $2.7M!

highly unlikely that you will be able to get a stated income loan in this climate. Talk to a reputable mortgage broker (NOT "deariemortgage.com") but Manhattan, Universal, Apple or Trachtman. But I don't think you can get them anymore. Too bad, 'cause some of us who did lie about our income but know what we could afford were able to get mortgages and buy homes that we have no problem making payments on. (It helps to not spend your money buying crap).

I've been there many times for as long as they've been open (over 5 years). I've never had a bad or mediocre meal there. Not sure what you guys are ordering.
That said, it is expensive and I only go there on special occasions. It is not more expensive than Al di La, about the same.

The thing is, you're saying you're negotiating in "good faith" but are you? Buyers can be sleazy, too. Either side can pull out at any time until the contract is signed (and sometimes after, don't think you'll ever get to keep that "escrow" money).
When you sign an agreement with a RE agent to sell your property, you are not obligated to sell the property at all--only to pay the agent if it does sell. You can't blame the broker for this kind of shit--he's gonna end up working this thing for another 6 months and never selling it. The seller is probably a greedy idiot, but it's also possible that all of those offers ran away when they found out about the condition of the house..

They put up the fence for all of the pay-for concerts ("benefits") and have done so for years. Yes, it's obnoxious, in a public park for which We the Taxpayers pay. What was worse were the nazi attitudes of the cops not letting anyone stand in the road behind the fence.
Apparently this concert sold out quickly so not all of those who would have paid could even get tickets. Seems like they could not fence it in if they've already sold all the tix.
That said, I was outside, it sounded like crap (I'm told it did inside too) and I tired pretty quickly of the old fart''s croak. I discovered years ago it's always better to spend your money on the records than on a crappy stadium show.

Make sure your broker will cobroke with non-rebny brokers. They sometimes don't and that omits a whole population of buyers who like to work with smaller brokers that may not be part of the "club".
