Rat Infestation
This summer seems major rat infestation in backyards of block Smith/Butler/Baltic.
Anyone else in area of Smith had this also?
Recommendations, suggestions?
Of course, restaurants and food sellers are big magnet and we have been after a couple of them (with little progress), called 311, CB6, Yassky, etc and have set baits and traps.

I used to put up my grandmothers canvas awnings every spring. ( not on brownstone but an upstate house). People did know how to keep things cooler without a/c.
Everything was closed up during day (windows/blinds) with fans going and late at night until early a.m. opened to let cooler night air in. Try to make cross ventilation.
I don't hate NJ at all, Rob. Just saying sometimes we like things because remind us of simpler place and time. And the old look did look well maintained in that photo.

I think you liked the old cause reminded you of NewJersey.
And where did you hear awnings back in style. I do admit they are 'green' - need less a/c in summer. But perhaps the awnings fashion was just from a vivid dream the other night.

I said this in previous thread but will repeat and perhaps save a plumber visit. That is why I asked if can take shower ok.
Heat season is now on. And heat risers often run right next to water pipes....So when heat is on the water sitting in pipes gets heated or feels warm/sometimes even hot.
(even happens when turn on cold water tap).
And since live on top 2 floors - it really can take awhile for real hot water heated from the hot water tank to reach your kitchen or bathroom.

I'm not so sure this was 'chopped up' but may have always been 3 units.
I would think owner could use lower floor and use as duplex.
Somehow I don't think a fixed up place /movein condition/is
going to sell cheap you some of you. Yes a different buyer than family looking for lots of space and private home - but there exist different buyers with different needs.

right, that would be logical way to do it Kens. Besides having a real budget and estimates too.
We're really not sure what happened here. If I remember the story I think there was some 'marital' problem or something that made not finish. I see a $1m mortgage on the property...so still would have had equity to borrow for reno. Many people have said if can marraige can survive a renovation process it'll last. Maybe this one didn't.

from neighborhood gossip I don't think was flipper. I think some inexperienced people bought it to use and ran out of money and/or broke up in middle of process. So

why won't plexi or glass work? Picture of skylight from inside would be more helpful.
I bought a piece of plexi the approx size of the opening in ceiling then nailed strips of wood along sides of opening to hold the plexi up. Unfortunately I'm in multi-family and this was in common hallway - so was fire code violation and had to take down.

I looked at pictures and don't see any problem with kitchen. Perhaps not magazine stylish trendy let me show off kitchen but more simple and nice. I think house looks great as is. This is a bargain...a real home which shows some history not some sterile renovation where everything looks staged ready for photo op.

and I don't have a driveway and I live on a block where plenty of new development which has increased that # of units by (guessing 75%). 2 of the new bldgs have parking.
And I have not noticed any nightmare but has become a nicer block.

annoying the people that close drapes or blinds. People in the big brownstones don't usually do that. Seems condo people do. If don't want the windows just move into BellTell.
Surprised Nora wants more windows - usually celebs worry about that sort of thing....as if notice anytime walking by
Ledger's house (forgot the g-friends name, I know he is dead) all the shutters are always closed on all floors.

If doing lot of work yourself...framing, sheetrock, painting, floor etc, could do for few thou....up to whatever want to spend...Are you gonna use premade stall shower or some fancy large one with expensive tiles and glass door,etc.
