Rat Infestation

This summer seems major rat infestation in backyards of block Smith/Butler/Baltic.
Anyone else in area of Smith had this also?
Recommendations, suggestions?
Of course, restaurants and food sellers are big magnet and we have been after a couple of them (with little progress), called 311, CB6, Yassky, etc and have set baits and traps.

I would guess that near the Gowanus/BQE/Prospect/tunnel interchange area is noisier and dirtier.
But if thinking near BQE near Navy Yard probably not as bad.

can't compare real estate taxes in NYC with those in NJ or suburbs. NYC has (local)income tax so as not to rely as heavily on residential real estate. Outside city does not have the (local)income tax.

taxes on regular homes (1-4 or 5 family) are limited each year on increases. To say Brooklyn Ht increases(skyrocketed) are higher than other areas is not accurate (%-wise).
This prop's taxes are high because mixed-use bldg.
3 family house (even if next door) and similar value would be not at all in this range.

I suppose it (small bedroom- with bath) could have been a maid's room if really is old-time fancy apt bldg.
And I think any teenager would be very happy to have even a 7' wide bedroom with own bath to his/herself.

I thought Forte layouts were interesting ..less boxy than most bldgs. Just about any new bldg is ugly to almost every here so I pay no attention to those comments.

the UFT acts like other professional groups not just like union. All professional groups protect their own and consequences are not always the best. Cops, lawyers, MDs, CPAs, real estate agents, CEO's, etc. And business groups protect their own too.

down by the waterfront in '77? nobody went there. I'm guessing is probably the land is leased for that amt...The building is probably something they did (also the boat which is big part of the place) and all the structural work. They are the ones that brought people down there.

Yes, it was an amazing theater....but was pretty over the top (gaudy) and very expensive to redo and maintain.
(after all....isn't it dark most of the time when in there anyway?)

I think place like that is meant to be lived in as is. If not working kitchen - just plug in a hot plate. Would be a lot more fun and interesting. Live like an eccentric.
In another 50 years, can be a museum..If renovate and put in all that up-do-date stuff...will be just to early 2000's renovated looking. Kinda like all the Carroll Gardens stuff done in the 60's.

I bought (many years ago) a multifamily(4) , I looked at it as place for me to live. I did not look at rent roll as a multiple (only how much of mortgage it would pay).
Or even worried what it would be worth 5, 10 years later.
I bought it for security, to control where I lived, and to live in it as a home. And am still there 25 years later.

I would guess Midwood is a very popular school and they are on some split time session to fit more kids. I believe the amount of class time is regulated by state...so they are probably in class just as long as anywhere else.
Back in the dark ages when I was in H.S (probably b4 you were born)...we had the same thing at my school for part of the time I was there.
It is a sign of overcrowding....some would say is because you don't have a job that pays enough in taxes to support a better school system so it is all your fault.
