There is no way I would turn over my financial information to a seller and/or seller's broker. This seems like a broker who is still living in the la-la-land days of multiple offers at or above ask and brokers being able to ask buyers to do cartwheels for the privilege of forking over millions of dollars for an overpriced house. The seller should feel lucky that you are making an offer on his or her house. Don't let the seller or the broker control the situation. Those days are gone. A pre-approval is enough. A bank statement shows only what is currently in your accounts; it can be gone tomorrow. It really shouldn't add that much if you have a pre-approval.

I have lived in the Slope for four years and have rented a parking spot in two different garages for almost the entire time I've lived here. When I first started renting a spot, it was a very tight market. There were wait lists for the garages in the North Slope and negotiating was out of the question. I decided to give up my spot in the garage a couple of months ago because my car is older, and I thought it would be a good way to shave quite a bit off my monthly expenses. It turns out street parking is easier than I thought -- for the most part. When I notified the garage that I would no longer be parking there, I was told that there was another spot available for quite a bit less than what I was paying. I declined. So I think, not surprisingly, the market for parking spots has softened along with the real estate market. If you decide to rent a spot, do not be afraid to negotiate.

I wish there was a "zero star" rating. I would use it for this restaurant. Can't even call this Mexican food. I'm amazed it's still open. I have lived in four different apartments in the past five years, each having a different type of fridge. I'll add that the apartments all had new-ish if not brand new appliances when we moved in. Two of the fridges were GE -- one profile and one monogram. Both were brand new and both had problems. I would say don't get a fridge with through the door water or ice because they cause problems and need to be maintained on a regular basis. At the very least they need new water filters every few months or else the inside gets all clogged. You don't want to mess with it. The other two fridges were Kenmore and Maytag freezer on the bottom models. Both were great, especially the Maytag. My guess is the Kenmore is cheaper. Both were quiet, spacious and never had a problem with either. Neither had through the door water or ice.

We considered buying one of the three bedroom units in this building when we first moved to Park Slope about five years ago. I think it was priced just under a million then. I don't regret not buying it. I know a handful of people who own units in this building who complain that it is very loud -- the stairwells are echo-y, noise travels within and kids are screaming in the courtyard all day all Spring and Summer. It also has this very Melrose Place-y vibe where everyone knows each other and knows each other's business. Not for me, but I can see why that might be attractive to some. It's a community within a community. From what I've heard, these places often sell to friends of people who already live there, which perpetuates the whole thing. I'm sure this place will sell close to ask to someone who knows someone who already lives there.

Manofelt -- I would say no. I don't even think it should have sold for that much when it did. But there continue to be people crazy enough. I still haven't gotten over that someone paid $3million for a house on 8th Street between 6th and 7th. Who are these people? Are they Europeans who would have paid twice as much for a dumpy house in the UK had they not been relocated? I just don't get it.

I looked at the Union Street house. I think it sold for the right price at the time. Would get less now. It is a gorgeous limestone from the outside. But it needed a lot of work (had no functioning kitchen, baths were hideous and a whole section of the house smelled of urine even through the incense the brokers tried to use to cover it up) but it has good bones. I passed on it because I've lived on that block of Union before and I hated the traffic. In the summer you can't open your windows because the exhaust from the cars sitting in traffic wafts into the windows. Also a very noisey block due to foot traffic from the 2/3 at all hours.

I went to H&A for brunch one Sunday late morning and it was awful. We waited for almost a half an hour for a table. When we sat down we waited for almost another twenty minutes before anyone came over to take our order and wasn't even offered coffee during that time. There were two empty tables next to us so we couldn't figure out why we had to wait so long. The place wasn't exactly packed. The coffee, when I finally got it, tasted like it had been sitting in the pot overnight. The service was indifferent at best, bordering on rude. When I finally got someone's attention after sitting at our table waiting to order the person seemed annoyed that I was bothering him. Will never go back. I don't understand how these places survive.

They serve Chicago-born Intelligentsia coffee. Best coffee around!

I am certain I had a better kitchen than that in college living in a house that was one step above squalor. At least there is space to work with. But $2.8, 6th Street, AND you need to put in a whole new kitchen. No thanks.

I don't care how nice that 8th Street house is, it has to be THE most expensive house on all of 8th Street and it's not even on a park block. I'm guessing it's even one of the top 2 or 3 most expensive houses in the South Slope. The buyer must have really loved that house because the purchase defies logic.

I wish there was a floorplan. Imo, these narrow houses can be really difficult to renovate for today's living -- no room for closets or parlor floor powder rooms, which I would expect at that price. I like the look of the renovation from the photos but Jessica is big-time workin' the wide angle lense. This house is narrow. Correct me if I'm wrong but I think houses selling near that price in prime PH have been closer to 20 ft wide. One on that block priced around 2 mil sat on the market for quite awhile recently. I know it wasn't as polished, but still.

I've heard (but haven't actually looked it up) that pools are permissible in Brooklyn if they are less than a certain number of feet in diameter. I've never heard of the proximity to cables or number of feet in the ground being an issue. Does the home owner have a citation to the code and/or a website s/he could share?

I saw this house when it was listed with the Manhattan broker. He showed up about a half an hour late for our appointment. The owners ended up showing me the house and the husband seemed rather annoyed (as he should be) that his broker was late. I suspect the current "listing broker" is really the owner. No real broker would tell the amount of a previous offer. The place is very very rough with virtually nothing interesting left in the house. I was shocked the couple could live in the place in the current condition. I think the husband said that any work that had been done, which I recall an electrical overhaul, he did himself and I'm not sure what qualifications he has if any. The block is nice but the house is too narrow and priced too high imo. I wouldn't even pay 1.8 for it.

Sorry Gemini but what if buyer #2's bank is willing to give him/her a mortgage as well, are you saying you're going to take a 100k hit? As long as you're fairly confident your house will appraise at least for the amount that's being financed, I would say it's worth considering. For Coops yes. I would agree with Mopal, It's non of the seller's or his/her broker's business to get every detail of your net worth BEFORE YOU EVEN PUT IN AN OFFER. I can understand before contracts go out. The fact that you have a valid pre-approval (better yet, pre-qualification) letter should be enough for an offer. Saying that, if it's a house you like then don't let pride or principle get in your way. However, your point about your net worth being a disadvantage may be valid.

You know, I have been finding parking a lot easier lately also! I was going to ask you guys about this. And someone else on one of the recent open threads said that they found that traffic during their commute to Jersey City from Brooklyn was also getting lighter, theorizing it could very well be a reflection of the times. (Sorry I can't remember who that was).

I also observed that my trips upstate have also seen less traffic. Hmm, maybe that poster was on to something.
new2, I guess you can always try the street for a while to see if it's feasible (if you trust the car on the street)

chebubble, if you do not want to show all assets, maybe you can mention just some account balances selectively. For example if you have two accounts with 200K each, you probably can mention just one of these two. It will show that you capable to put 20% down. I do not think, it will be viewed as misrepresentation or then everybody who did not mention 401K or 586 will be viewed as misrepresenting.

Of course I assume you have several accounts. Madoff and others give a good example how keeping all eggs in one basket is not a good idea.
