Steel balcony railings + Lintel
Does anyone have any good reccommendations for steel workers who can help with the insertion of a lintel to the back wall of a brownstone as we open uo the back wall a bit?
Also need them to help build a frame for our balcony so it sits off the neighbours roof below ?

American Construction
Hi,
Has anyone worked with Bill Cook from American Construction - looking for some reccommendations or any information on his work.
We have been talking with them about some work and have found him good so far but are yet to sign a contract.
Is there anything we should know before going ahead?
Architect - simple job
Hi,
Looking for an architect for a simple job - we have demolished our floor through apartment and are looking for an architect to draw up some plans for filing a building permit. We think we don't need to gain any great ideas from an architect and want to keep the costs down as don't think 10-15% of total job is a fair fee given they could probably walk once we have a basic sketch/plan
Rebuild - construction cost? kitchen/bathroom/deck
We have gutted the interior of our 1,000 sqft floor through co-op apartment. It previously had one bath, but we are thinking of adding another (there is room) and then obviously (see from the photo) putting in a new kitchen, 2 bathrooms (1 en suite), a new floor (old one couldn't be salvaged), and changing the layout of the bedrooms (basically swapping them). Wondering where to go to from here - we obv. need a building permit to be lodged for & then a GC to look after everything. We are astonished at one quote we have received, basically for construction costs, $33-36k for kitchen and $50k for two bathrooms. We aren't doing anything adventurous and each bathroom will be 8' x 5', and kicthen the typical U-shape 11' X 8'.
Can anyone help with words of wisdom on construction costs or some advice on where to turn?
We aren't living in there but are subject to time and cost constraints.
PS we also have a terrace space 11' X 14' of which we'd like to install a water and gas line and build a proper deck - any tips on that?

We recently closed on a place late last year.
We used Brian Tracz. It took us 6 months to close due to the seller being a pr1ck. The whole way through the process Brian was amazing acting as a go between all the time (broker was crap). Always available and got the job done when no one else could. Lovely guy - highly recommend him - very reasonable too. We were told it would be 4X what he charged (by others), and it wasn't.
