I could see that BRG...my only real issue was MGP's original use of the term It rang of, well, racism!!! He/she hasn't been back to defend it either.

That said, you cannot deny the historical implications of race relations in Bensonhurst anymore than you can deny the implications as it existed, and continues to exist (though far less), in Crown Heights.

Whereas I've seen the improvement in race relations Crown Heights, I've yet to see any kind of improvement in Bensonhurst. I know people that live there and have family there. While the younger generation is certainly far more open, the older generation, which is by and large what Bensonhurst's population still is right now, are not.

So if you want me to say racism, fine. Happy?

Now that it's been said, I'm glad to see Barack Obama elected and ready to move this country in a new direction. Stating the facts about certain areas, however, is not a bad thing. It's merely that. Fact.

Your ignorance is astounding. Have you actually been to Bensonhurst in the past 20 years? It is now one of the more mixed areas in the city, due to an influx of Chinese, Russian and Hispanic immigrants. In addition, the adjacent Marlboro project is almost 100% Afican-American. Hey, but don't let the facts stop you from disparaging people who don't agree with your politics.

So having newly arrived immigrants (who typically don't donate), and the erection of city projects means Bensonhurst is now multicultural?

That takes away all of the problems that have occurred with race relations in Bensonhurst through the years?

My husband and I were looking at Oro, One Brooklyn Bridge, Belltel, Forte, and One Hanson Place in January - April 2007. We decided in the end to move to One Hanson Place and haven't regretted it.

Oro's sales are obscenely slow, the floorplans were too small for the price, and the neighborhood is abysmal right now. It could improve, but who wants to wait that long? They won't even get the second tower built at this rate.

One Brooklyn Bridge hasn't even gotten off the ground yet.

Belltel has no windows. :(

Forte, being right across the street from OHP, is just not worth it. It's more expensive and has less attractive floor plans. Not only that, but the word in the neighborhood is that it's only got 20-25 people living in the building and can't seem to sell anymore.

Contrast that with OHP, which is currently 80% sold and 55% closed, with expected 90% closed by the end of the year.

While I wish for the success of these developments because it will only help downtown brooklyn as a whole, some of these developers just didn't make good decisions.

And that's sad because Brooklyn deserves better.

My husband and I are moving to One Hanson in the 15-17 batch, and this confirms what we've heard as well.

We also learned that FIOS is installed in the building and will be ready for use when we get there. So happy. :)

Yea the credit market is shaky right now. Our credit scores are in the 780-810 range, and we still had to scrimp for every rate reduction we could.

We'll get a 1/4% off on our rate for using direct checking debit, and another 1/4% off for opening up a checking account with Wells Fargo. We also negotiated some on the closing fees, and a few other things, but there really wasn't much wiggle room.

I really thought that with our stellar credit history and scores we'd be able to get something great in comparison to the market. All our credit scores meant in the end is that we could get a loan without getting raped on the %.

I guess in this kind of market that's not so bad. :)

Had we locked in late June/early July we would've received 6.625% on our rate. C'est la vie unfortunately.

That said, we bought at One Hanson so we're not particularly worried about pricing. It also helps that they dropped prices by 9.5% on our condo a few days before we got there.

It was initially valued at that level, so that gives us a nice buffer imo since the price drop occurred before we bought. :)

We locked in our rate with Wells Fargo several weeks ago for a jumbo loan at 6.875%. Two weeks later, the rate was 8% at Wells Fargo, with several other banks following suit.

Hopefully the market madness goes down in the coming months so we can get an even better rate. We're closing hopefully in the November-January timeframe.
