After a freeze: rusty water

Wondering if I have a small problem, or a soon to be looming large problem.

A few weeks ago when we had those nasty freezing temps, a water pipe froze up overnight: it was the cold water pipe to my kitchen sink. Luckily it didn't burst, we must have just caught it in time and warmed up the house. Once the water was running again, it was kicking out some rusty water. Now, weeks later it will still occasionally squirt out some lovely rust water.

And some history as it seems relevant: when we first bought the house and were doing some minor fixups, contractor noticed a very slow drip in the same pipe and fixed it. We had some spotty rust water at the time but it cleared up after that fix.

So did the freeze, while not bursting a pipe, perhaps open up that leak again and that's why we have some rust? I can't access this pipe visually but I have listened for any sounds of drip and have not heard anything.

So, little problem or potential big problem?

Lorimer/Graham. East W'burg? I lived there, called it W'burg. Whatever. A great area. And you'll actually be able to get on the train in the morning.

I'm in the same search mode. Thanks NSR :)

We are keeping eyes out for private sellers who match what we are looking for but I was about to go down that long frustrating path of used car dealerships. Just not worth the risk, eh?

Bob M., if you don't mind me asking, about how much did you pay for the '03 CRV through Bay Ridge Honda? That's one of the models we are looking at. Any year around there.

has any money exchanged hands yet?

If not, you can win this battle. Just refuse to pay a dime over their original, already outtrageous quote. Once the entire job is done of course :p

depends on the yard. Is it a big patch of weeds or is it grass? Is it already beautified and you continue to you maintain it or are you looking for a tenant to jazz it up for you on their own dime? Hard to consider a figure without knowing more.

Any other tenants in the house, or the building for that matter, don't seem to give a crap.

Their neighbors probably don't give a crap. THey probably haven't even noticed. Almost a guarantee that no one is making use of the yards on either side of them.

CMU, I searched and found only one service call since 2001 and that was done on 12/18/01 for a few leaking radiators and some air vent valve replacements. Our charge was $120.00 + Materials and Tax. I don't have anything after that, so the service must have been prior which is in our old systems. Sorry, I tried to find it to see what had happened.

Posted by: Brooklyn Plumber at November 5, 2009 11:12 AM in response to Cost of Plumbing for Washer?

edkopel, thank you for mentioning that we are good plumbers, we do try to pride ourselves on that. I remember the toilet call on a Saturday and I'm sorry we couldn't help. We do have to pay a premium to our workers for Weekends and Overtime and we have to quantify that additional salary. Also, our hourly rates are based on a certain amount of working hours and once we go over that, we have to cover our additional overhead. If we raised our hourly rate to cover that additional salary and overhead then we would have complaints from regular customers during regular business hours that our rates are too high. This way we can stay competitive and still perform service for emergencies, but at an added cost. I hope that is understood.
As I know you are familiar with our Company, you can also vouch for the countless number of hours that we will spend with someone discussing their projects and offering suggestions, proposals and pricing. This time comes at NO CHARGE and also no guarantee of getting the work.

CMU, very honorable and thank you for understanding!!! As a business Owner, I have a few other people that handle the day to day operations in the Company. If there's a problem, I like to be alerted to it so that I can handle it personally if I'm able. Unfortunatley, most people, if they have a problem, just stop using a Company and move on. I like to step in a try to resolve to keep the business, the good name and the faith of the customer. Hello to Liz!!

I usually go to Russian mechanics and ask them somebody who goes to the dealer auction. Basically dealer will buy you car from the auction and charge ~$200 for this.
This is way cheaper then looking around on the dealer lots.
