Sorry Bob but anything east of Rogers Ave is not in Lefferts Gardens, except for the blocks on Sterling and Lefferts Ave bet. Rogers & Nostrand that are in the "historic district." Hence, Lincoln Rd. bet R & Nos Aves is not. For the Record, I'm not a fan of that block, It has a row of half-kept Limestones, a few architecturally stunning but equally un-kept multi-families, at least one with vacate orders, a new construction horror show. There is a communal garden but very little trees - that’s the killer. You’re better off looking on Rutland, Midwood, and Sterling.

First off The Block you are describing is just outside "Lefferts Gardens." Blocks between Nostrand and Rogers from Empire to Clarkson are hit & miss in terms of aesthetics, ranging from well kept frame and brick houses on tree-lined blocks to "concrete" blocks with run down, mid-rise rental buildings and new construction horror shows. These blocks tend to be more blue color as oppose to the more bourgeois Lefferts Gardens, so you may get more bang for your buck whilst still having good subway access and being within walking distance to the park. Nostrand Ave is showing some signs of improvement with some new businesses opening up coupled with longtime West Indian stalwarts, including the legendary Allan’s Bakery, a rejuvenated Culpepper’s, and Gloria’s roti shop. Will Nostrand have the same retail options I suspect Flatbush ave. will have in 5 years? Probably not.

The A and C are less than 10 minutes from the Armory. Most people that work for a living and pay rent walk the same distance. That armory should be turned into a rec/community center for residents of bed-stuy/crown heights but it will never happen as the city doesn't think they're are worth it.

Rather naive comment. An agent's job is to get their sellers the best price at the time. it was worth 500k because that's what the (admittedly flawed) market said it was two years ago. Keep saving - it's the ONE smart thing you've said so far.

The building is as safe any in the area. Unfortunately, many buildings (incl. the ones on park ave) have that one apt that's into drugs/prostitution etc etc. If this had happened in Manhattan, it would've been seen as an "isolated" incident.

If the contract wasn't signed by the owner, it is not illegal to accept another offer. You can't blame the broker as its up to the owner to execute the contracts - if someone comes in last minute and offers extra $$$, the broker, assuming they're representing the seller, is obligated to submit it, they can get sued if they don't but you should be upset they didn't give you a chance to counter.

Perhaps you all missed the point. The buyer's broker shows you a place. Says sure, it is worth $500,000. And sure, you can "afford it". Wrong on both accounts. I understand that ultimately it is "buyer beware", but why pay this professional 1/2 the commission (yes, I know the seller pays, but it is reflected in the overall price) if they cannot give you professional advice and overcome their greed?
