This house is like all of the houses in this area. Beautiful, but, unlike neighborhoods like Fort Greene and Clinton Hill, surging housing prices and gentrification never brought the neighborhood the local restaurants, bars, stores and basic safety that a good neighborhood needs. It is sadly destined to fade back into the crime-ridden neighborhood to be avoided that it was 10 years ago. Too bad, given how nice the houses are in this small historic district.

I know that "gravy fries with cheese curd" may not sound that delicious--but it is. I can hardly wait for this place to open.

Z is right. It makes no sense that a Chase broker would become so upset about the theoretical possibility that Awaye Realty actually had the owner's permission to sell his property that he would create an ID on brownstoner to argue the point. Jwlprincess obviously is someone at Awaye Realty.
jwlprincess arguing that she is not Awaye Realty is just further proof that she is. Why does she care who we think she is? She clearly takes this personally, which shows that she works at Awaye Realty.
... As does the ripoffreport post. LOL. You're busted jwlprincess. Give it up and quit creating more evidence of your underhandedness.

It is interesting that the owner is willing to offer financing. Why not take him up on it? That eliminates the problem with financing, doesn't it?

Minard, if the situation that you are discussing is the unethical and appalling actions of Awaye Realty, that realtor is based in Carrol Gardens, not Fort Greene. The fact that brokers in Carrol Gardens are trying to take advantage of homeowners in Fort Greene does not support your theory that Fort Greene, former home to Spike Lee, Branford Marsalis, Larry Fishburne, Vernon Reid, and Chris Rock, has always been "filled with residents who are, well, not model citizens."

This brownstone actually looks nice inside based on the New York Times photos, especially the yard. If the house looks as nice as the photos, I would say that it is priced in the right range-an entire brownstone for the price of a 3-bedroom condo. I also used to live 2 blocks from this block, and it is a nice area--very close to the park.
The New York Times advertisement does not mention Awaye Realty. It still is listed FSBO. Weird.

This could have been a great property if the owner had finished the renovation. Hopefully, someone else will finish the job.

The FG brownstone looks like a great investment property. You basically get two vacant rentable duplex apartments for just over $600K each. LostinBedStuy is right that you could get $3000/month on this block for a 2 bedroom plus attractive garden--or a 3 bedroom. If you live in one and rent the other, you would come out even better. This is a very attractive property.
It will be interesting to see if other properties entering the market this season start to lower prices to this level.

This is a great idea. I happen to be able to bike in to work in lower Manhattan because I am near a public building with racks outside. Forcing private builders to inclde racks in new construction will make a difference.

Anyone who saw that Awaye's site and also saw the FSBO website at www.180Adelphi.com knows that her poor advertising did not do the owner any favors. The owner's website displays decent photos of a very attractive brownstone. Awaye Realty's website, included only very low-rez copies of a few of the many photos on the FSBO website. As anyone with a basic understanding of marketing knows, blurry dark photos make a home look bad.
