Bklyn House Who do agents have to show to?
If I sign with Elliman are they obligated to show a Bklyn house if a potential buyer is interested but the contact is thru another agency? Also, is 4 percent a reasonable commission? Thanks.
gardener needed, or nursery that delivers
I am looking either for someone who will choose plantings and plant them for me, or for a nursery that will deliver plants in park slope. Any recommendations?

Piano
I have a vintage mahogany piano in need of full restoration--tremendous amount of work, but a gorgeous instrument. Looking for ideas about how to sell locally or if there's a charity/school/conservatory, etc. that could get work done on it, to donate.

Recommend broker
I don't know if it's done on this site but can anyone recommend an agent to sell a house, and also suggest what seller should be able to bargain to pay as commission?

Broker fees for selling house
Could I get some advice on whether and how to bargain with a realtor regarding commission for selling house? In Park Slope, and some people have told me to bargain with the agent on the commission they get. Thanks for advice.

I hope you ask for a refund for those lights. The bigger problem with CF bulbs is we have no way (that I know of) to dispose of them properly and they have mercury in them. So I'm sure people are just throwing them into the trash. I have long wondered if the environmental effects of the mercury is or isn't worse than all the energy used by incandescent bulbs

Oh, another question. I see in your discussion you seem to say three percent was the total commission? Three percent sounds low for a total. Do you have any idea what the usual total percent a seller will end up paying is? Thanks.

Could you provide some basic info--I am about to sign with Elliman to sell in Bklyn. I thought it did participate in the MLS. I am not a local, so I don't understand all the peculiarities of the Bklyn market. I Had been under the impression that the larger agencies did participate, and that therefore they were all obligated to show to the other large agencies.
Any clarification of how this works would be most helpful. Thanks.

I actually have them in a ceiling fan with four fixtures and once they warm up, the light is adequate to light up a 12 x 12 room. I believe that they are 4 watts each. I know that they have 8 watt bulbs now, but I haven't been able to find them in candelabra bases. Anyhow, god luck...

One interesting implied point made in the link above is that the reason CFL's are marked "not for control devices" such as dusk/motion sensors is that the trickle current used by the devices burn out the electronics in the CFL. See his solution, or, for a more detailed post, http://seeinggreen.typepad.com/ for a solution which has worked well for me.

It depends on the controller.
I've got my CFLs running with Insteon controllers. I've had problems with cheap CFLs in the past but since I stopped buying Phillips and no-name CFLs they've been fine. I have dimmable Westinghouse CFLs in my entryway and second floor stairway landing. The Insteon timer controller automatically dims them to 50% at midnight.
