I can't fathom how someone can think the prices in NY are undervalued, especially in Manhattan. The prices don't make sense and they have increased substantially over the years. The average apartment sale price in Manhattan hit a new record high of over $1m in Q1 of 2008. That's a 47% increase from a year ago. That's insane!!! New construction in Manhattan rose over 27% in the past year with an average price per sq ft of $1,473. Although housing prices in the other NYC boroughs have started to come down, it is no way undervalued and we have not seen the botom yet. Compared to the other boroughs, Staten Island has the most affordable housing.

I actually passed by this yogurt store front Saturday night on my way to Union Hall for my typical night of bocce ball and live music :). The highlight of the night besides my my several wins in bocce ball was seeing this Staten Island based band called Happy Anarchy rock the place out. Great live performance. Who knew Staten Island had music like that.

It's amazing to take part in those types of events. It makes me feel like I'm in my own little world and the mundane reality of the real world does not exist anymore. I use to attend the Sterling Festival near Oswego. It was a sight to see and such a blast. I helped organize a few Renaissance and Medieval plays in the schools on Staten Island. It's great to get the kids involved. They have a great time and it is also very educational. They definitely love the Fauns...they are cute little creatures or scary at times lol.

I think those outfits are stunning and it takes me back to my Renaissance roll playing days :). It's a shame that the idealisms of most people in today's society are not influenced by the virtues of those living in the good ol' days. Those times of experimintation, individuality, literature, art and philosophy are long gone. Today's generation thinks by putting on a pair of tight jeans with loafers and a wringled vintage plaid shirt, while listening to obscure indie rock music, living in a 500 sq ft apartment in Brooklyn is a statement of individuality; when in fact they are just conforming to what is hip and cool at the moment.

This market is so out of whack and speculative, no one knows when and how much prices will adjust. Everyone thinks they know how to calculate the market, but it's bull. If analysts were so certain about how the market is going to pan out in the near future, although we are in a bad credit crises, I think there would be more stability for the mere fact we would know what the next move would be.
