very nice block I know it well. hope this puppy sells for 2.5!!!! If your hire professional trademen who understand these and not butchers after a quick buck you should have no problem living while the mechanicals are updated.

Sounds like you got a real cheapo for a LL. Send him a friendly certified letter listing the ongoing issues, repair dates and your suggestions. After that, quietly plan your exit or call 311.

I think zip car drivers should get off the main road and share the bike lane. I almost got nailed by 2 zip cars over the summer; one as pedestrian, and the other while I was driving. In both cases the driver blew through a stop sign.

Posted by: jack slade at November 4, 2009 7:17 PM in response to Cost of Plumbing for Washer?
Denton you're correct I shouldn't group them all. $850.00 add on is just plain sad especially when the parts are no more than 50 bucks and there's already an Alladin guy on the job site. It's not like the plumber has to refile the job.
Mopar be careful retrofitting new with old will cause
breakage down the line especially if the plumber is not working gingerly. Good luck to you.
Posted by: jack slade at November 4, 2009 6:54 PM in response to Cost of Plumbing for Washer?
sorry to hear this mopar. These big guys are crooks and they bank on changes and jobs with no written estimate. You might as well dip yourself in gravy and lay on your dining room table with an apple in your mouth. The cost of plumbing fittings and pipes are dirt cheap.
Can you address the change at the end of the job? How about future work that can be used as leverage?
Posted by: jack slade at November 4, 2009 4:59 PM in response to Cost of Plumbing for Washer?
yes indeedie Mopar it's brick laced with orginal brownstone. And look there's a ADT sign in the gate evidence of recent work. no?
The naysayers wanna spend triple to live in a plain Jane siding house in slummy parts of Park slope breathing fumes from BQE traffic. Let them stay away.
BHO dont be a loaf stop "Wonder"ing how much bread you're gonna have to drop and make a move;) Big O is offering $$$ if you buy this year.

"While a loaf of bread goes 20 fold" Maybe BHO. I believe in Time. In prime Park Slope a brand new brownstone went for like 1000 bucks in the 19 century, during the 70s it was 30k, now in the 21 century it's 2 million.
It's all good we will never agree because I'm really on that "Bull" Shit and I think the longer you wait the better Kansas will look.

"I informed him of how the renovation would proceed, and he assured me that it was no problem, he could shower at his cousins or the gym and kept assuring me throughout the job that it was no problem."
there's 3 sides to every story lets put away our gavels and comment on the one presented.
Op I really dont see an issue if he kept assuring you that it's not a problem. The guy sees that you don't have a problem with spending, so he stuck out his hand around the first of the month. Slap him some skin.
Bx, BOT is like full time job. I really do have a hard time lurking. I'll stop by :)

brokedeveloper you cant just withhold rent without going through the steps stated in lease.
Op the tenant is ungrateful and smells your "newbieness" I would say no to reduction and I would make an appointment to swap the fancy water works head with a cheaper shower head from Target.
Posted by: jack slade at November 2, 2009 1:42 PM in response to Tenant Compensation?
Send a letter and plan your exit. You have every right to leave, the LL has failed miserably and one of them got confrontational. Also I wouldn't hold back rent without triple checking my lease.

Posted by: jack slade at October 23, 2009 5:14 PM in response to Tenant Leaving Water On
Vinca is correct. Dont be fool!! Plus I bet the shut off valves are near the fixtures in the apt.
I wouldnt wait till the late at night. I'd knock on every door and ask the tenants not use any water for 10 mins while you check the meter. Plus you mentioned "heating" it's the heating season and this is considered an emergency for the entire building.
Posted by: jack slade at October 23, 2009 4:30 PM in response to Tenant Leaving Water On
Op simply check your water meter in the basement when they are gone and if the needle is goig haywire because of activity you are protected by lease to investigate the entire building for leaks. Kick them out.

The city sponsored that project.

"and, are you saying that FCR won't build any more affordable housing now that we have Atlantic Terrace? i didn't believe that FCR was ever going to build affordable housing, whether or not AT was built."
Threecee that's exactly what I'm saying!! I think AT's presence will satisfy the few still expecting more affordable housing in the area.
NOW I maybe talking out my ass with the "same players" comment, but I do remember seeing "coming soon signage" with Bloomberg's name on it. I hear Ratner sleeps in the bottom bunk at Gracie mansion when they have their slumber parties.
Posted by: jack slade at October 17, 2009 9:22 PM in response to Atlantic Terrace Applications Available Nov 1
No sarcasism threecee. It's the same area and same players!
Did you know there's a huge project complex right behind this new development? Also in the late 80s my dirtbike trail turned into a bunch of little affordable homes. All along South Portland and the immediate area.
And now we have Atlantic Terrace.
I do not believe the wonderful developers of AY will build any more. There's plenty to go around! Fill out a AP if you're interested.

Lifting after only 2 years of what, linoleum or similar tile, is a landlord issue. They weren't laid properly.
The only reason this would not be true is if you could see localized water damage that isn't coming from plumbing. Some water-based mastics will release if subjected to pooling water, perhaps in the form of a shattered aquarium or similar water incident.

@daveinbedstuy - phones calls & texts (no response - so that means no response to our offering to hire someone who can do it right), certified letter. he walked through at the end of august so he could "make a list of repairs to be done" - he's not in the dark about this needing to be fixed.
@deda - this is the law? that's too bad.

Do not take action on your own and then expect the LL to pay for it. If you got a response in the past by calling 311 and HPD, call them again. Make sure you keep a record of the date of your call and the complaint number. It will be in your favor to establish this as an ongoing problem. You should also consider stopping by the help center at Kings County Housing Court for free advice: 141 Livingston Street.
