Making a 2nd Bedroom from Living Room

Hi all,

I am hoping for some advice on a planned addition of a wall to our current 1BR co-op in BH.

When we purchased the place about 1.5 years ago, it was advertised as a convertible 2BR. Currently, the 1 BR is 17' x 14', and the living room is 22' x 14'.

We would like to cut the living room from the above size to 14' x 14', leaving the 2nd BR around 8' x 14'. (3 of 4 walls are there, we would only need to add one wall) The room would have a window, so I believe it would qualify as a bedroom (right?). Ceiling height is 8'. We definitely need the 2nd BR.

The questions are:
1) Should we do a solid wall (meaning bring in architect, buildings dept, etc.=higher $) or one of those temporary type walls (free standing, sliding, etc.)(not sure if we need all of the above for this and I am sure overall price is cheaper)?
2) If we did the temp wall and put it on the market, could we advertise it as a 2BR? Would we make more money if the wall was temporary or a true wall.
3) What would you do based on the space and the cost?

Crown Molding Installer Recommendation

Hi,
Can someone recommend a crown molding installer for a 1BR co-op. Must be licensed and insured to get through the co-op.

Free Kohler Pedastal Sink

Title says it all. In very good to condition, probably just needs a good cleaning, but works fine, faucet and everything else included.

Must be picked up from my apartment in Brooklyn Heights. Has elevator, so not too many steps to deal with (5 to get out of my place).

Perhaps this was once two apartments combined into 1. The maintenance seems high even for this building.

Some great food (creative, tasty, flavorful) and a nice ambience. The three times I have come they have always been rather busy (make a reservation in advance) and the service has always been barely acceptable. It always seems that the waiters have too many tables so you can't get their attention and further, the kitchen seems slow (although the food makes up for the wait). A meal for two with a few drinks, an appetizer and 2 entrees is at least 1.5 hours or two.

I hear that the specialty bar drinks are good, but haven't really tried them. Decent wine selection.

Biff, from the listing "..and a morning & evening shuttle to Borough Hall", so yes, there is a shuttle, but it isn't really free (you're paying for it with the maintenance fees).

Agree with others on the poor transportation options, but it might be a good option for someone who drives to work or needs a car for their business (sales).

If it weren't for the outrageous wait I would say it was a decently solid pizza joint. You are much better off hiking up Henry St to Fascati's. Fascati's is tastier, quicker, and friendlier (and they accept CC and deliver!).

On a side note, try and go to Grimaldi's around noon on a Monday after the tourist season and you won't wait much, if at all.

Being less than a block from the projects probably doesn't help much either.

The website isn't very good at all(few pictures, no floorplans, no details on fixtures)

Having eaten here 3 times, I have never walked away unsatisfied. The food has always been tasty, well-seasoned, and fresh (particularly the mussels). Each time was on a busy weekend evening and the service was good (not great, but not as bad as others make it out to be). It is a bit loud, but what else would one expect at a busy French bistro? Prices are reasonable for the quality and the wine list is also good (but not great). If you want fancy French food, go elsewhere.

Also check out Movers Not Shakers. I believe they are based in Brooklyn, as well and offer flat rate pricing.

Very nice but certainly overpriced. $1000 per sq. ft is Prime PS and BH territory.

Agreed, they should take a few $K and stage the place. At least that would give them a shot at $1000/sq. ft. Location is excellent (of course).

25% down too (not outrageous, but a good deal of cash).

I also wonder what the maintenance covers and how much of it is deductible.

Thank you SmokeyChimp. I suspect there is a more than likely chance they might not allow a temporary wall, thus, leaving us no choice but to make it permanent (which is fine). I will check.

Also, the living room would still have one window, so we are probably fine over there too.
