Subway Vibration
A friend of mine has moved into a new apartment (new construction)and noticed (after the fact) a bit of subway noise/vibration. The apartment doesn't shake and it is not audible enough to disturb conversation. However, if you are sitting in the room without any radio or television on, you will notice the trains pass underneath every 4-5 minutes (sounds like an AC's white noise except it starts and stops every 4-5 minutes making it not a white noise). Has anyone dealt with this type of noise with insulation or noise reduction devices? She is on the fourth floor btw.

Anyone arguing that this building is overpriced because it is in PH rather than PS should just stop. The plaza is the plaza. If it was overpriced, which it was, it is because they priced it too high during pre-construction for apartments that, because of the their size and luxury, wouldn't move quickly even in a bubble. Then the bubble burst and they were stuck. I love this building. It is beautiful. I have some friends who bought an apt. there. The floor to ceiling windows makes the views in even the smaller apartments on lower floors, hers is about 1600 square feet (which is huge for any other building but not huge for this one apparently), amazing. She got in after the bubble and paid I think about $750/sq.ft on a lower floor. When you walk into the apartment (furnishings aside as she is still unpacking) it looks like a trophy apartment. This is what people are paying for. Interesting layouts and beautiful views. They want Manhattan luxury in Brooklyn's more relaxed setting. Wow, I sound like a broker!

Don't entirely disagree with Lechacal, however I have the following two points:
1. One factor that you are discounting is interest rates. They are unlikely to slide much more than where they are now. They can only really go up. If you have the cash now for a good sized down payment and can part with it safely, it may make sense to take advantage of interest rates.
2. New construction, the desperation to get rid of inventory that we are seeing with a lot of new construction now may disappear as the economy sures up. The prices of condos may be flat or go down on average, but the deals that people can find because of the desperation of the developers may dry up.
Let's wait and see!

Although I get your point, it may be louder than what you are hearing. It is more like the vibration/sound of a large truck passing by except the noise is not from outside, it seems to be coming from inside (i.e. below).

I agree with Dibs. If you sell at a loss and buy at a discount, you are trading in the same currency and chances are your discount will exceed your loss.

I agree that the Meier is high at 1100/sft for some units (maybe not some of the penthouse ones though. But comparing apples to oranges with Vermeil which is not even a doorman/gym/highrise type building... Plus, there was a post a few weeks back about price cuts on Meier. If I were in the market and got a Meier for $750/sqft (I think one was priced like that), I'd buy it... if I could. But I really like that building.

Brownstoner, you should compare by owner places to similar places being offered by brokers in the same neighborhood. Let's get these brokers to do their jobs.

Did Anyone visit any open houses this weekend? I went to a cororan one at 250 park place and there were quite a few people. There was another apartment for sale in the same building by owner and they didn't seem to be getting anyone other than over flow from Corcoran.Really sad too because that apartment was pretty spectacular in the general price range. I hope they near their ask. What do you think about FSBO getting overflow clients from brokered apartments in the same building?

I like their roasted Chicken Crepes with Swiss and mushroom. Would be nice to see a little more on their brunch menu, but the food is solid.

Huge difference between walking to a gym and having one right in your warm and cozy building during the winter... at least for $2 mill there is a huge difference.

I prefer the new prospect heights listing. I think these places are all overpriced and PH is underrated (at least in the first block between flatbush and Vanderbilt) because it is near 4 trains (BQ23). GO PH!!!

Do they even have the tax abatement yet? Last time I looked at this building (which was about 6 months ago) although almost fully occupied, they had not yet secured the tax abatement and so the taxes were through the roof (compared with other new constructions). Isn't the doorman only part-time? This price is really high, but I do like the building other than the flaws I identified.

Jenny, your friend may be just one floor too low to escape the train vibrations :-)
