I preferred the 'bar room' atmosphere that existed prior to the login reqs. Outside of dispensing alchohol, bars serve a very important role is social affairs. Although they are privately owned, they are considered by most to be a 'public place'. People go to bars for many different reasons. Some want to get away from the family. Others want to get away with their family. While others go to bars trying to laid and in the process of trying to impress the opposite sex, end up throwing drinks and getting into a fight.
The login reqs, have turned this once public bar/blog into a private social club. Sure it only takes a couple of mins to register, but it prevents someone from dropping into your establishment for a drink. Just because a couple of folks got too drunk a couple of times, doesnt mean you have to take such a totalitarian actions.
Brownstoners, its your joint, you run the bar. If you prefer the Cheers crowd "Where everybody knows your name....," thats pretty much what you have now. If you want the Bar to be happening like it was before, drop the login reqs.

Let say someone is totally offended by something i said. Is it possible for them to self-censor or place me on "Ignore"?
If it were possible to "ignore" an individual member, would it also be possible to ignore "anonymous" posters. That way if someone feels they might be offended by an anonymous posting, they can censor themselves. ie. Call-Id and Caller-id block.
I dont see why the burden of censorship should be on your shoulders. Vulgarities, x-rated material, slanderous statements etc.. Yes. Content that is deemed provactive by some.... NO.
How can you be mad at a thread that goes 100 posts long because people are energized and excited about a certain topic?

CrownHeights, me thinketh thou dost protest too much. You romantize a bit much with your Great Gasby visions of the American Dream.
Sure everyone would love to have house with white picket fence and 2.3 children, but that not the reality for the vast majority of americans.
This is what i think will happen. With prices ranging from 150-420K, these are potential investment oportunities. 1bd priced @300K renting for for $1750 works out to a 7% return(before everthing else). You might actually have positive cash flow, which is something brownstone buyers no longer enjoy. So ithere's a good likelyhood that many of the units will end up as rentals.
All the issues related to workmanship will be felt be the renters. Who can complain about defects, put up with them or move. At which time they'll be charged for hole Johnny put in the wall.

CrownHeights, i was just joking about your Gatsbyism. Sure everyone should have a chance of having a piece of the rock. But for reasons too numeral to mention, many people do not want to own a home.
You quickly dismiss the investment idea. However, Pratt is just 4 blocks away. Do you really think students have the same concerns as you do? If this ends up as defacto Pratt housing(like Taaffe Pl) is that such a bad thing?

To all Anonymous posters...If you insist on not registering, at least sign your post with some kind of name at the end of the posting. It makes it alot easier to keep a conversation going. Having to reference a person by "Anonymous at 12:01pm" or "I'm the orginal Anonymous poster" etc gets tiring, especially on a 100 post thread burner.

I give my tenants a financial incentive to pay early. If i receive the rent before the 1st, the tenants get $75 discount. From the 1st to 5th, the rent is as stated on the lease. Anything after the 5th is late with $75 penalty.

The Bank is like a big sun dial with the shadow circling around the neighborhood. There's no oppressive shadow, unless you are right under the building. With six blocks of high-rise buildings, AY will cast a more defined shadow.
Forget about the shadows, i'm more concerned about the glare. Most of the buildings have reflective surfaces. On a bluebird day like to today, the glare could be overwhelming. Sunglasses and sunblock...

Peeking at public records(ACRIS) it looks like 354 Franklin LLC, acquired the property in Aug 05 for $800K. The lot has a buildable FAR of 4242 sqft. That puts the cost/ft sq @ $188.6 per buildable foot.
They then turned around and took out $1million in loans, which i take is for construction. Construction/loan costs would be $235/ buildable foot.
Right now, the LLC has incurred costs of almost $425 per buildable foot.
Is it really feasible for the LLC to turn around and sell it for $450 a foot?
If in fact the developers cost basis was $425 a foot, what's a 'fair' mark up? A
$100 a foot mark up on $425 is just under 25%.
So $525 a foot seems closer to the mark.
