Contract race?
I have an accepted offer on an apt. However, there was a previous accepted offer which is taking a while to get the contract signed becaused they are apparently nitpicking (this is according to the broker). So now it seems I'm in a race to sign a contract before them. Assuming the other offer actually exists, can the seller choose me over the other offer even if they sign before me? According to the broker, we are the more attractive offer. I really appreciate any input on this. Thanks everyone.

Brokers Useful when Buying?
I've been relying heavily on the internet in the search for an apartment to buy. This summer seems to have been very slow for new inventory. I'm wondering, am I missing anything by simply relying on Trulia, NYT, etc? Are there some apartments that don't get listed because they are snatched up so quickly? I know that happens with rentals, but with sales I figure it's always listed in case the original deal falls through. I've never had a broker show me anything I haven't already seen in person or on the internet. Has the internet rendered them obsolete? The only thing they add is showing me places that are not in the location I want to live.

Another "How much to offer"
What's the standard nowadays? 10% below asking? 20% below? How do I factor in outdoor space that is over half the size of the indoor space? Any input is much appreciated.

What is going on in there? Hand jobs? Lap dances? There is no way that $5 psychic readings can pay ground-floor, store-front rent.
'Sup with those black van taxis?
Does anyone know the deal with those big vans driven by Caribbean men? They seem to trail the bus lines and pick up locals. They also have funny horns. Are these like low-income taxis? Has anyone ridden in one?

I saw these back in the Spring. Bedrooms are a bit awkward with no closet space and a very weird bathroom squeezed in the master. Living space is very narrow. Kitchens are nice but I didn't see them finished. Top floor gets a great deck/terrace but it's only 1BR. Bottom floor with the backyard is probably the best bet and it's been sold since spring AFAIK. What turned me off was bad bedroom layout and too far south.

Typical to see every talking out of line. Most of these apartments have a loft/mezzanine which essentially adds another bedroom and some of them are up to 400sqft. And a few of the ground floors have a background...with grass. The finishes are very nice and parking is a piece of cake.

Some of the apartments are interesting and some have really amazing views but that exterior is so amazingly ugly. If I didn't know better, I'd assume it was an office building from 1985.
So what does this mean for the building?

500 4th had some pretty good deals. The finishes are all top notch - really nice apts. They were offering 10% off for early birds. Too bad the location sucks and it's like living in a hotel.

I've been to that building twice. The high-end apartments are real nice but everything else: The layouts are really bad. Structural elements everywhere, barely any flat walls. The 600k 1BR doesn't have ONE straight wall in the bedroom and it can barely fit a twin bed. It's like living in a 3D crossword puzzle.

This is great - already checked it out on a drunken Saturday. The Slope REALLY lacks fast take out nevertheless late-night food in general. Just wish it was a little farther NORTH.

The apts are REAL nice inside, if you like modern. But that corner and block is one of the worst 4th ave corners in that area. Prices are way too high. The 1st floor apt's back yard is amazing though.

Tempo: Pretty good, but a bit pricey as their rent is absurd. I rather eat at Al Di la for less money and better food.
Cypress Avenue: Corney sign, corny name - sounds like UES. I rather go to the Black Sheep directly behind it for phooze ball, $10 pitchers, and a juke box.

I lived right next to that house (218 10th) for 2 years. The man that lives (lived?) there is Joe Baldo. He would never leave his property and had his groceries delivered. He had a little yapping dog that would bark at me as I was entering my place - while he would just stare at me and ignore the dog. One of my roommates tried to talk to him once and Joe gave him a snickers bar. He also gave us a tin of cookies once. He would go out in the front and put various signs up and whatnot. I just walked by the other day and it appears very unkempt so my guess is that Joe is sick or has already passed.

Agreed on Star of India. I walked past there every night and it was empty - always. Word is that their parent restaurant on 7th ave was keeping them afloat. Afloat, no longer.

lechacal: Argyle has been pre-selling for about 2 years while they had a showroom on 5th ave. It's totally possible that they are 70% sold.

Wow. Quite surprising. The layouts are great: on-suite bath, his/her closets, large dinning area, balcony, dark/modern finishes. That said, the block is absolute shit. If it was between 4th and 5th, I would have bought it instantly. But it's next to a high school, down the block from Halal food grease wafting down the block, 2 competing sock/sunglasses dealers on each corner, people sleeping on the sidewalk, and the neighboring houses are falling apart.
