Vintage Coffee Table for Sale
I'm selling a vintage coffee table for $250 or best offer. It's got rich brown wood with a leather surface and some nice carving and details (I'm having trouble posting a pic, but will email you some if you think you might want to buy it). The brand is Weiman Heirloom, and I think it's from the 1940s. It's got some dings and nicks, but is basically in good condition for a vintage piece. The dimensions are 50" x 22" x 16". Need Someone To Do Shower Tile Repair
Does anyone have a recommendation for someone who can do a good job with a basic shower repair? It's just a few tiles that are loose.

Window Repair/Replacement
Just bought an apartment and the windows have some issues (some have condensation, many don't open and close well). Does repair work in most cases or is it better to just replace the windows. Also, someone recommended Olympic Glass Company and I wondered if anyone had feedback about them or any other recommendations.

How hard is buying a forclosure?
I'm enticed by the deals to be had, but it seems like you need to have a lot of expertise and put in a lot of work. Do people who want to buy a home have a shot of doing this, or is it just for investors? If it is possible, what's my plan of attack?

How do I research comps?
I'm interested in buying without a broker. Would any one mind breaking down for me how you "do research on comps" with the NYC website. I see how you can enter blocks and lots, but how do you find recent sales of comparable properties? Thanks in advance

We tried "we can do it" and they were terrible. Had no idea what she was doing and didn't speak a word of English. Pushed the dust around on the ground pretending to mop and acted like she'd never seen a dishwasher in her her life. Stay away.

I would definitely re-negotiate. In this market you should have a lot of leverage, especially if there are problems with the property. If he says no, prices should start to drop and you can shop around. How low was the offer? How badly do you want the property?

I find that many brokers aren't responsive to the the buyer's needs, they just want to make a sale. But if you had a good experience, maybe I'll use that person--what was his/her name and firm?

Is this home going to be your primary residence or investment? If this is the home you plan to live in then you should do an analysis comparing your current housing payment. Also you have a 2nd unit so find out what market rent you will be able to receive and how likely it is to rent and how soon. Have you already qualified for a mortgage? Regarding renegotiations: DEFINITELY try for something, but don't piss them off with the little stuff, mention it, move on and focus on big(ger) ticket items. That way you look good, but also savvy.
They might not want to make a concession on price...however, they might be able to make some sort of contribution towards your closing costs, etc. You should also check to see what the property last changed hands for.
Talk about scary! Imagining coming to a deal on the day the market tanks. Yikes. But if you like the place, feel the offer is reasonable in the long run, and you don't anticipate (but who does?) being out of a job, I say, go for it! Otherwise, walk. I did it some years ago, and don't regret it.

We use Today's Maid as our regular service, and are really pleased. Reasonable rates and the women speak English and do a good job cleaning. Fast and efficient, not chatty and slow.

i asked the same question a month or so ago and was given the name 'white glove elite' in manhattan. i used them twice and both times was very pleased. $25 per hour

The food is pretty good at this joint, but it's a bit pricey. The brunch is good, but they don't open until 11 and it's a small place so it fills up fast. Also, there have been times when my wife and I have stood at the door waiting to be seated and we're essentially ignored for 10 minutes--that might fly in a big place but not here where the person ignoring you is five feet away. Sometimes the service is friendly, but there can definitely be an attitude.
