Commercial Mortgage
I'm interested in buying a small (4-6 unit) multi family building and was looking at commercial mortgages as i will be keeping this in an llc for investment. Are the only 30 year loans really in the 8% range? Does anyone know of a good company to work with or have recommendations?

LLC Lawyer
I'm looking to form an investment partnership to buy multi family housing in Brooklyn and would like a reco for a good lawyer to help with this process. Should this be someone different than who I would use for closing and/or tenant issues?
I am mostly looking for someone to make the bylaws iron clad and create the most tax advantageous arrangement. Don't know if this should be RE specific or not...

Creating an LLC for investment?
I am considering purchasing a residential income property (which I will probably not be occupying). Many buildings are owned by LLCs and I would like to evaluate the financial considerations of forming one. Does it make sense for only one building? One partner? Owner occupied? Which expenses can I handle differently?
Does anyone have good suggestions for places to look for help in answering these questions?

Prices may be 20% off their peak 9 mos ago but I think it would be an amazing score to find a 1br in those areas for <1400. Try a few blocks east in Clinton hill, or south in Prospect heights. Unfortunalty 1br and studios retain their value best in a down mkt so deals will still be tough to come by.

Thought about the appraisal widget. Seems like mean appraisal is almost always about 10-20% below the ask. While this could be attributed to a variety of factors (and anonymous internet polling is hardly scientific), I would be curious as to how people price without any psychological anchoring. If given a random guess on a blank slate, how would it compare?
that said, prices are still clearly reaching in a lot/most of cases, so a discount to the ask is by no means suprising.

The place in CG looked like it had decent rent roll back in the fall, especially with the commercial space. $2MM still seems high, probably need something closer to 1.7 given the way rents going these days..

Thanks guys. The liability issue is clearly paramount, but I would be curious as to the loan considerations. Adam you indicate transferring it after is the best way, but what would be the implications of holding a residential mortage on a 'commercial' property. I agree the banks have a lot bigger things on their hands, but I would not want to find myself in their ire.

BK public house had their opening Sunday night, great event, food is delicious. Highly reco the cajun shrimp, had two orders of these and couldn't get enough. Decent beer selection, though nothing too extraordinary.

I would suspect brownstones reflect more of a flight to quality. If fewer transactions are taking place overall, than given people's psychological anchoring on higher prices it seems logical that only the premium properties are trading, distorting the average up.

thanks so much guys!! we are indeed looking to brooklyn because of the rumored lower rent prices. we were hoping to get more for our money, and heard that brooklyn is "greener" than manhattan (we are both from virginia).
i think we might go out this weekend and just walk around different areas of brooklyn. we don't really care about cool vs. uncool neighborhoods, we are just hoping for a place with a living room--and windows! :-)

We moved from the city and looked in Park Slope for a long time before deciding to rent in Bay Ridge and couldn't be happier. We found a large 2BR fully renovated apartment for less than run down 1BR's in Park Slope. You can easily find nice sized 1BR's and maybe even a few 2BR's in your price range. If you're unfamiliar with the area and plan on checking it out, 3rd ave & 5th ave are where most of the restaurants / shops and bars are (both nice but I prefer 3rd), and you may also want to walk down to Shore Road by the water - bike path, parks, etc.

mullanes isnt as bad as i initially thought, but fits into general sterile sports bar category. hopefully this place has some character but also a good place to grab a selection of beers and watch the game. i live around the corner and theres nothing for a mile to catch the yankees.
